`- <br />. <br />C) Dunkin Donuts. 26963 Lorain Road <br />Proposal to construct building addition (March 31, 1998 subnaittal) with site improvements, <br />landscaping and parking lot renovations. Referral to board of zoning appeals required for special <br />permit and variances. Heard by Planning commission Apri114, 1998. <br />Mr. Bornstein presented the proposal, which included an addition to the north front face of the <br />existing building and a walk in freezer on the south east side of the building. The existing building <br />is a split face masonry exterior and is a roman brick type which is "4"x"167, there will be a new <br />parapit around the building with a new entry piece that will face Lorain Road. The walk in freezer <br />addition will have matching split face block and tie into the building, with the colors depicted on <br />the renderings presented. The awning is opaque and non illuiniuated. There will be a new <br />monument sign to replace the existing pole sign, and one building sign that will face Lorain Road. <br />Mr. Zergott suggested an upgrade on all the existing landscaping, and asked for it to be submitted <br />so the board could review it. Mr. 'Bornstein noted there will be landscaping behind the building, <br />in front of the bu.ilding, around monument sign, and on the north east side of the building. Mr. <br />Zergott suggested the new landscaping plans include the back end of the building and the west <br />side of the building along Whitethorn Ave. Mr. Yager suggested any accent colors on the walk in <br />cooler should be eliminated so that the cooler would blend 'm with the rest of the building. <br />M. Yager motioned to except the proposal as submitted with the following comments 1). That the <br />existing du.mpster enclosure be constructed in masonry to match the new elements. 2). That a <br />landscaping plan be submitted which will identify and locate plants along Whitethorn Ave. 3). <br />That the metal roofing over the walk in cooler eliminate the accent colors thus allowing the <br />structure to blend in with the rest of the building. 4). That the signs be approved as submitted. <br />The motion was seconded by T. Liggett, and unanimously approved, <br />VI. - ADJOURNMENT: The meeting was adjourned at 7:00 P. M. <br />? .? <br />B.
