Mr. Nemecek compared the sign presentation to <br />other signs in the area such as: Homestead Village Hotel (5 variances granted), Marriott Hotel (7 <br />variances granted), and Lone Star Restaurant (12 variances granted), etc. He advised <br />Candlewood Hotel is basically requesting variances for two building signs, a nine inch variance for <br />height of both building signs, and a monument sign that is 3.83 square feet to large. Mr. Melby <br />distributed some promotional information on Candlewood Hotel and completed the presentation. <br />Councilman McKay advised he had concerns about tlie building material as it is very simila.r to <br />Dryvit which he described as a coated Styrofoam materiaL He believed this is a maiutenance <br />concern and requested that the building be constructed out of a brick material. Mr. McKay <br />quoted the following from an article recently published in the Plain Dealer: "'I'he architectural <br />review board recommends approval of the uptown Solon shopping center. The board wants <br />Developers Diversified to change its quick brick concrete base brick to a rendering entirely in <br />brick. Aesthetically an actual brick product is better than the other product...... George Harbaugh, <br />the commission chairman said that the issue is not the brick but the appearance of the shopping <br />center in order to give the Solon residents the best product we can pursue and quick-brick fell <br />short of that goaL" Mr. McKay noted Candlewood has not even presented material sauaples that <br />compare to the quick brick quality and noted the following buildings in the surrounding area are <br />constructed out of a brick material: Wa1 Mart, Country Club Condominiums, and some brick <br />buildings to the west. Mr. McKay believed brick would be the most aceeptable material. Mr. <br />Nemecek presented pictures of the buildings to the west and noted: Homestead has one story <br />brick, Marriott is entirely E.F.I. S., Raddisson is one story brick with the stair towers all brick, and <br />Hampton Hotel is all E.F.I. S. Mr. Yager noted Studio Plus is all brick. Mr. Melby explained this <br />will be a quality E.F.I.S. system which .will be applied at the site and is not prefabricated. He <br />advised E.F.I.S. system is an industry standard as far as hotels are concerned. Mr. Yager <br />wondered if the developer can guarantee this type of material will survive the weather in this area. <br />Mr. Melby stated he worked on buildings in Detroit and Northem New England and has found the <br />E.F.I.S. as far as energy efficiency is concerned to be of better quality than tlie brick material as <br />the E.F.I. S. system does allow for an extra one, two, and four inches of insulation on the build.ing. <br />Mr. Yager questioned how long ago the buildings in Detroit and Northern New England were <br />constructed as the E.F.I.S. material in it's first two years is not being questioned it is the period <br />after the two years. W. Melby advised E.F.I.S. material has been in existence since the 1960's <br />and has improved significantly as far as application over the years. As this building faces I-480, <br />Mr. Yager recommended using a brick material which will be more durable and save in terms of <br />future maintenance. He stated brick is a pleasing xnaterial and the material reflects upon tlie <br />community in which it is located. Mr. Yager had concerns that the landscaping would tear up the <br />building facade as the E.F.I. S. material is basically coated Styrofoam. Mr. Melby advised part of <br />the reason the landscape bamer was incorporated 'mto the plan was to prevent that kind of <br />contact with the building. Normally the concrete abuts the building but in this instance they chose <br />to do the landscaping right adjacent to the building. Mr. McKay advised the material utilized is a <br />reflection of the city, reiterated he would like to see brick, and noted he is a member of the B.Z.D. <br />committee of council which is responsble for recommending to council for final <br />approvaUrejection of any proposaL Mr. Yager stated, in looking at the proportion of the two <br />highlight gable areas, they seam a little awkward 'm the proportion of it to the overall facade. He <br />pointed out the jog and the roof hatch add to that awkwardness. Mr. Melby advised the roof <br />hatch can be located at any one of the stair cases. In looking at the stair case, Mr. Yager
