Mr. Yager noted the Gazebo comes forward at the one stair case and wondered <br />what happens at the gazebo. Mr. Nemecek explained the gazebo would be surrounded with <br />landscaping. Mr. Yager asked what material would be used for the dumpster enclosure and was <br />advised the enclosure would be block with E.F.I.S. material to match the building. He questioned <br />if there is a building on tlie east side of this hotel and was advised the remaining eastern portion of <br />this land is vacant. Mr. McKay noted the next occupied property to the east are the residential <br />homes on Columbia. Mr. Yager explained the proportion seems a little ordinary but he was <br />unsure how to alter it aesthetically. Mr. Liggett did not have a problem with the proportions but <br />noted the entry way is a little awkward, however because there is an awning it will take on it's <br />own classiness. Mr. Liggett stated the cost differential is minimal when comparing the E.F.I.S. to <br />the brick and wondered why the developer could not compromise and do partial brick. Mr. <br />Nemecek argued there was a considerable difference as the brick is much more expensive. Mr. <br />Liggett noted he did not have a problem with the E.F.I. S. material, however five years down the <br />road it does become a maintenance concem and noted this is why brick is better especially down <br />near the ground. Mr. Wilhide stated he could provide documentarion to support the fact that <br />maintenance for the E.F.I.S. material is not a problem when it is applied properly. He noted they <br />are strict about the application of the material so as to minimize maintenance. W. Wilhide <br />advised he has attended many seminars on the application of this type of material and agreed the <br />manner in which it is applied depends upon the climate. He cautioned they are on very strict <br />budget restrictions and may be forced to pull out if the price gets to excessive. Mr. Yager noted <br />this is a very average and he did not u.nderstand why the developer will not compromise on the <br />brick materiaL Mr. Yager had some confusion on the signage as two wall signs were shown on <br />the elevation. Mr. Nemecek advised the signage presented is not an accurate representation and it <br />is now called "Candlewood Suites" because this company is constantly changing as it develops. <br />Some of the discussion at this point was not audible. Mr. Nemecek stated they took the residents <br />across I-480 into consideration when developing this plan. Mf: McKay pointed out if the <br />residents concerns were taken into consideration, there would not be a lighted sign on the back of <br />this hoteL Mr. Nemecek stated there is no sign on that side of the building and pointed out it has <br />been relocated on the east facade. Mr. McKay noted the sign on the east elevation will not be <br />visible when the land to the east is developed and compared this to the "Raddisson Hotel Sign." <br />Mr. Nemecek explained that sign will be removed when Candlewood develops. Mr. McKay <br />stated it was supposed to be removed a year ago as the developer for Homestead promised it <br />would be removed. . Mrs. McKay noted equal concern should be given to the surrounding <br />residents as given to the patrons of this hotel. She-also would like to see the building constructed <br />of brick. 1Vlr. Zergott noted the architectural review board has never recommended all brick. Mr. <br />Yager explained the proposals come in under a certain guide and noted the budget has become the <br />controlling factor more often over the years to the point where all E.F.I.S. is acceptable to some <br />peoples standards, however, he strongly objected to an all E.F.I.S. build.ing. Mr. Yager <br />elaborated the building falls short in terms of its dynamics around the stairs, corners and edges. <br />He stated this four story building will face I-480, and at the very least tliere should be brick on the <br />lower level, up the arch ways, and at the corners on the stairs. Mr. Yager was glad to see that a <br />representative of council demanding brick, as often times the architectural review board's <br />recommendations are not followed by the time a proposal gets to counciL Mr. Melby compared <br />the E.F.I.S. material to the brick in terms of cost and quality.
