Mr. McI{ay maintained as a member of the B.Z.D. committee of council he would not <br />recommend approval of the proposal if the developer refuses to incorporate some brick. Mr. <br />Nemecek requested the opportunity to come back before architectural review board and submit <br />something that would incorporate a brick materiaL Mr. Conway questioned if the developer <br />intends to go before board of zoning appeals next week as if they are a recommendation from <br />architectural review board would be needed relative to the signage. It was noted if this did not <br />get referred to board of zoning appeals for the March 26, 1998 meeting, the proposal would not <br />be heard until the next meeting which is May.7, 1998. Mr. Nemecek advised he would like to be <br />heard at the board of zoning appeals meeting of March 26, 1998. On the signage, Mr. Yager <br />recommended removing the verbiage "where value stays" and removing the logo in between the <br />two double letter o's in Candlewood to make it easier to read. <br />M. Yager motioned to send Candlewood to the board of zoning appeals with the following <br />recommendations that the facade be entirely brick, the sign program consist of the monument sign <br />with logo, and to eliminate the words "where value stays", the building signs fall within the limit <br />height wise and remove the logos. We accept the sign on the east facade and that there be a <br />canopy without a sign on it. In the framing of the motion Mr. Yager stated this will return to <br />architectural review board next meeting dated Apri122, 1998. The motion was seconded by T. <br />Liggett. Roll call on the motion, Liggett, yes Yager, yes Zerggot abstain. motion carried. <br />2) Faiiview West Physicians Center, 24700 Lorain Road <br />Proposal to construct a three story addition to existing Physicians Center, which will include a <br />new parking area and lot renovations. <br />Mr. Libassi, architect; Mr. Priest, landscape designer; and Mr. Zabatnik, representing Fairview <br />West Hospital presented the proposaL Mrs. Collier, a concemed resident, asked if the residents <br />can comment on the proposal first. Chairman Zergott advised he would follow the typical <br />procedure and allow the architect to make a presentation first. It was noted Fairview West <br />Physicians Center is located on the corner of Lorain and Columbia Roads. Mr. Libassi advised he <br />would explain the floor plan and function of the building, and Mr. Priest would address the <br />landscaping, parking lot and site lighting later. Mr. Libassi stated space was intentionally left <br />when the original building was constructed for this type of expansion. Photographs were <br />presented which depict the existing bu.ilding from various angles as well as pictures taken of the <br />surrounding buildings. The proposed expansion would increase the size of the building as follows: <br />11,000 square feet on the first floor, 5,000 square feet on tlie second floor and 5,000 square feet <br />on the third floor. W. Libassi began explaining first floor plan and was informed by Mr. Zergott <br />that this board is responsible for reviewing the outside of the building so details about the inside <br />of the build.ing were not necessary. The second and third floors of the expansion will match the <br />existing materials meaning the same building will be extended two bays. Mr. Libassi advised the <br />Dryvit material is a shade darker than the colored rendition presented, but he confirmed the Dryvit <br />on the new building will match the existing build.ing. The windows on the second floor are lower <br />than the roof line to the west so that anyone with lease space on the second floor will have an <br />adequate window and will not be looking out over the roof of the smaller building.
