<br />CITY OF NORTH OLMSTED <br />"TOGETHER WE CAN MAKE A DIFFERENCE!" <br />ARCHITECTURAL REVIEW BOARD <br />MINUTES - FEBRUARY 189 1998 <br />CONFERENCE ROOM- 5:30 P.M. <br />I.. ROLL CALI,: Chairnoau Zergott called the meeting to order at 5:35 P.M. <br />Present: B. Zergott, T. Liggett, and M. Yager. <br />II. REVIEW AND CORRECTION OF MINUTES: <br />M. Yager moved to approve the minutes of January 21, 1998, seconded by T. Liggett and <br />unanimously approved. <br />III. SIGNS: <br />1) Rite Aid, 29000 Lorain Road <br />Sign package for building proposal heard by architectural review board June 18, 1997: <br />Mr. Kalina, sign contractor, explained at the time the building proposal came before the board some <br />recommendations were made concerning the signage and it was requested that the sign proposal <br />return to the architectural review board when it is ready. Mr. Kalina presented the original <br />rendering submitted last fall at which time the architectural review board made the following <br />recommendations: the awnings should not be illuminated except in the copy area and that the <br />secondary copy be removed from the awnings. Mr. Kalina then presented a revised plan which <br />reflect the changes recommended by architectural review board. The sign presentation included <br />two directional signs, a ground sign and some building signs. Mr. Kalina advised the awnings are <br />opaque with only lighted areas being the words "Rite Aid" and everything on the panels undemeath <br />which provide the down lighting for the sidewalk. At the edge of the building wlrich originally <br />displayed individual letters denoting `Drive Thru Pharmacy," will now include a dark blue <br />background with white lettering and diamond shape pattern to match the diamond shape windows <br />on the building. The sign at the drive thru canopy with arrows have also gone to a diamond shape <br />with dark blue backgrou.nd and white lettering. Mr. Liggett noted his plan was different from the <br />presentation as the members did not have a plan denoting the location of the signs. Mr. Kalina <br />apologized, then continued with his presentation. The ground sign will be set back 20 feet from the <br />right away, which is outside the 35 foot triangle that is required by code. There will be one <br />directional sign ten feet from the right of way and four foot offthe drive as noted on the plans. <br />Another drive thru pharmacy directional sign will be placed at the east end of the property, ten foot <br />offthe right ofway line and five foot six inches offthe property line. Building Commissioner <br />Conway requested a picture of the drive thru pharmacy signage. He noted after discussing the drive <br />thru pharmacy signage with the traffic engineer it was determined the signage may be a bit <br />excessive, as the number directional signs may confuse people causing them to go the wrong way. <br />Mr. Kalina was willing to eliminate the drive-thru pharmacy clirectional sign at the west end of the <br />prop erty and remove the drive-thru. pharmacy sign on the short side of the building. He wondered if <br />there was a problem with making the remaining d.rive-thru pharmacy signs double faced.
