requested that a revised landscape plan be submitted for approval. Mr. Kalina advised there will be <br />a change in the landscape plan which he will resubmit for approval. Mr. Zergott will review the <br />revised landscape plan independently so that it will not have to come back to a meeting. Mr. <br />Yager's concerns included: the signage did not match the building style; the changeable copy <br />should not be permitted; and the signage was a bit excessive. He noted in the past the architectural <br />review board has suggested the removal of the added verbiage, which he believed would include the <br />words "2'harmacy" and `Tood Mart." Mr. Conway explained variances will be required for this <br />proposal as only one build.ing sign is permitted, and variances may also be needed for the directional <br />sign depending on the dimension. Mr. Yager did not mind the directional signs as the pu.rpose is to <br />direct traffic to the drive-thru area. Mr. Kalina disagreed with the recommendation as the entrances <br />will not be visible causing people that missed the turn to have to turn around and come back. Mr.. <br />Liggett stated the main sign should say "Rite Aid Pharmacy" as there are plenty of other signs that <br />state this is a drive-thru pharmacy and Foodmart. He clarified the word "Pharmacy" was acceptable <br />as it describes the type of business. Mr. Zergott pointed out he would not have known this is a <br />"Foodmart," without the signs. Mr. Yager stated Foodmart was redundant as food is not the main <br />product. He further advised that the signage is excessive. Mr. Kalina argued this is the standard <br />Rite Aid package. Mr. Yager pointed out there are other stores in the area that are fairly new and <br />do not follow the standard Rite Aid package. Mr. Zergott stated he did not mind the `Toodmart" <br />verbiage, however the changeable copy should be removed. Mr. Kalina clarified he was willing to <br />remove the changeable copy. Mr. Yager did not agree with the directional sign location on Lorain <br />Road. He stated it should be slid back, as he believed it looked like another ground sign. Mr. <br />Kalina pointed out the directional sign on Lorain Road states "Drive Thru Pharmacy" and does not <br />say "Rite Aid." Mr. Yager indicated the sign would not be visible from Lorain Road, but would be <br />visible from the adjacent property. He questioned why the people in the next property over need to <br />lmow that this is a`Drive-Thru Pharmacy" as there is no parking on that side of the building. Mr. <br />Kalina stated the point is to get people in the driveway. <br />T. Liggett moved to approve the signage package for Rite Aid, 29000 Lorain Road as submitted <br />with exception of: the elimination of certain items, the directional sign by the main entry across <br />from the monumental sign be eliminated; the drive thru pliarmacy on the north west side be <br />eliminated; the directional sign to the east side ofthe property be pushed back a bit to get it away <br />from the road as mentioned; the drive thru pharmacy signs on the canopy plus the east side of the <br />building are fine as is; the ground mounted sign itself should say "Rite Aid" or "Rite Aid Pharmacy" <br />as there are other places that do say "Drive Thru Pharmacy"; the Food Mart is an optional thing as <br />that is a board of zoning appeals issue; and the changeable copy should be eliminated from the <br />ground mounted signs. Mr. Zergott added it is the recommendation of the architectural review <br />board that the board of zoning appeals accept the "Food Mart" verbiage. The motion was <br />seconded by B. Zergott and unanimously approved. In the framing of the motion Mr. Liggett <br />suggested that the "Rite Aid" sign be the main sign, the words "Food Mart" and "Pharmacy" be <br />smaller, but comparable sizes and the words "Drive-Thru Pharmacy" be removed from the main <br />sign. Mr. Kalina agreed to come to a compromise on these suggestions and the submittal when the <br />proposal is heard before the board of zoning appeals. <br />1V. OLD BUSINESS:
