Mr. Vada responded a dryvit material E.I.F.S. would be used. The <br />building lights on the photometric plan were circled, and Mr. Vada advised the lighting has been <br />reduced so that there is low levels along the properly lines. The light fixtures will be shielded to <br />prevent any run off over the property lines. Mr. Vada advised the light poles will be fifteen feet <br />high with three foot high bases. Mr. Liggett advised he would prefer to see metal halide bulbs, as <br />the high pressure sodium gives everything a yellow glow. Mr. Vada agreed to use the metal halide <br />lights. The signage was explained. There will be two main bu.ilding signs on the west and north <br />elevation which will state "CVS/pharmacy." Mr. Vada explained the signage is preliminary and the <br />sign company will come back later for approval as the presentarion could change. There were <br />directional signs shown for the drive-thru area. Building Commissioner Conway questioned if there <br />will be any signage for the future development. Mr. Vada explained there was nothing to present at <br />this time for the future development, but he will come back with it later. Mr. Conway asked if there <br />would be a separate ground sign for each bu.ilding or if both signs can be combined to form one <br />sign. Mr. Vada stated that each building would have a separate ground sign. Mr. Zergott <br />questioned if there would be directional signs for the second building. Mr. Vada stated he would <br />have to check with C. V. S. to find out how they would like the signage arranged. Mr. Yager <br />questioned who owns the property. Mr. Wagner responded although they do own the property, the <br />arrangement of the signage depends on the tenant. At this time the tenant for the future <br />development is unknown and Mr. Wagner reiterated that will come back later. Mr. Yager stated <br />that all the information the board needs to make a decision has been presented. He questioned the <br />necessity for four curb cuts and was advised the city's traffic engineer studied the properry and <br />determined all four curb cuts are necessary in order to maintain traffic flow. Speed humps will be <br />placed in certain locations specified by the traffic engineer in order to min;mi?e the amount of cut <br />through traffic. Mr. Yager questioned why the fence is not extended to the headwall and Mr. Vada <br />advised that would interfere with the city's access point for clearing out the ditch. Mr. Wagner <br />confirmed the city's engineering department requested that it be kept a fifteen food distance from <br />the headwall. Mr. Liggett recommended placing the dumpsters in one common enclosure on the <br />north side of the future development pad. He noted this will make it much easiex for the garbage <br />truck move it further away from the apartment, thus limiting the amount of noise. Mr. Liggett <br />recommended that the signage for both bu.ildings be included on some type of a combination sign. <br />Mr. Conway advised the code does not permit combinmg individual tenants, thus a variance would <br />be required. He noted for shopping centers it is usually one sign with the tenants listed, but these <br />are two separate bu.ildings. Mr. Yager stated with the code being enforced, North Olmsted will <br />soon have ground signs with tenants listed all the way down Lorain Road. Mr. Conway explained <br />the intent is to have the shopping centers identified by a ground sign, but allow the tenants to have <br />identification on the build.ing. He stated this will work out great if the tenants tied in their advertising with the shopping center. Mr. Zergott stated the landscape plan is not acceptable as <br />presented. He noted some of the pictures presented do not represent what is shown on the plans.
