ROLL CALL: <br />Chairmau Zergott called the meeting to order at 7:35 p.m. <br />Present: T. Liggett, M. Yager, and B. Zergott - <br />Also present: Clerk of Commissions Oring and Building Commissioner Conway. <br />II. REVIEW AND CORRECTION OF 1VIIN[JTES: <br />M. Yager moved to approve the minutes of December 17, 1997 as written, seconded by B. Zergott. <br />Roll call on motion: Yager and Zergott, yes. Mr. Liggett abstained. <br />III. SIGNS: <br />No items. <br />N. OLD BUSINESS:. <br />No items. <br />V. NEW BUS]NESS: <br />1) Developers Diversified Realty Corporation <br />25853 thru 26429 Great Northem Shopping Center and 5078 tluu 5194 Great Northern Plaza South. <br />Proposal to construct phase two in Great Northern Shopping Center which will include the demohtion <br />of several units in order to reconstruct new stores, one of which is over 100,000 square feet and is <br />considered a"superstore". Proposal will also include store front renovations to the remaining units. <br />Heard by planuing commission November 25, 1997, December 9, 1997, and January 13, 1998. <br />Will be heard by board of zoning appeals January 22, 1998. .. ,., <br />Mr. Barrow, representing the developer, Mr. Herschmau, and Mr. Sherry, architects, presented plans. <br />Mr. Banow explained that this was a follow up to phase one which included Home Place and store <br />front renovations to the eastem end of the plaza which were approved last year. Although Home Place <br />was constructed, the store front renovations were never completed and they have now decided to go <br />forwaxd with the entire shopping center. He presented a rendering of phase one and pictures of Home <br />Place and explained that they intended to continue the same type of pallet and motif throughout the <br />center in both the existing and proposed developments. Mr. Herschman started with Home Place and <br />explained that the new proposal? will follow what was presented previously. The smaller tenants will <br />have a consistent theme, and the larger tenants will have signature type store fronts to create variety. <br />Some variety will, be created on the smaller units by changing certain detaiLs such as the colors of the <br />awnings. Where there are blank areas they will create landscape or hardscap e -areas with lighting added <br />for interest. The sign panel will be an E.F.I. S. system with a stone finish. He presented a color board <br />showing the same masonry material aspresented previously; the same lighting, benches, etc., awning <br />colors, dark and light metaL (A list of materials with manufacturers names, etc. was presented later <br />and is included in the file). In the eastern zone the Kids R Us somewhat follows the format of their <br />new store 2000 and will have a canopy piece which is a curve setting on top of flat area and backed up <br />to the canopy. The signage will be on the outer edge of the canopy creating variety with the yertical <br />ins and outs. Brueggers will turn the corner with an awning, but the area down the side will need little
