There will be a vertical aluminum element at the end of the front of the center wluch will be <br />bathed with uplight and will illuminate some of the Kaufmann's parking lot to the side where it is fairly <br />dark. Turning the corner where Plus Sizes is located (at the driveway to Plaza South) there will be a <br />new canopy and fascia; going south there is a blank wall which will be treated with the same theme <br />that is on the side of Home Place. The auto title agency will be treated the same as the smaller <br />tenants. As it turns the corner facing the rear parking area of the South Plaza the comer canopy will <br />be repeated and the area containing the mechanical equipment will be screened with a wall. There will <br />be lawn in front of that area. There is little to be done to the rear since most of it is the back wall of <br />Home Place. Mr. Zergott asked about the picnic areas that were talked about at the last presentation. <br />Mr. Herschman explained that the area where the License Bureau is located would be ideal for a <br />restaurant with an outdoor patio in front, but this cannot be done until the license or title bureau <br />vacates which may not happen. Across this drive there is a series of small 'stores and just off that is <br />comer PetsMart which will be signature store with a curved canopy. Then there is a series of small <br />tenants with a signature tenant beyond them with a small front area which widens out. In this area <br />there will be a large tenant which must be addressed at a later date, but it will be incorporated into the <br />design. The theater may change from what is shown on the plans, but it would probably be a marquee <br />type treatment. This will be re-presented when the plans are finalized. Next is Joann, Etc. with a new <br />prototype store and will also have a signature front with landscaping up against the blank walls and <br />bumped out sidewalk with landscaping. Marc's will be reworked with a separate entrance for the <br />pharmacy and the main store will have an awning over the sidewalk. Following that will be a blank <br />area which will be treated as the other blank areas, but the scale will drop down. Then there will be <br />CompUSA with an arched canopy; again, some smaller tenants to the corner where the glass will turn <br />the corner. A walkway will be extended to Country Club Boulevard and landscaping will be added on <br />the side. Going back to Plaza South there will be more blank areas around the corner which is the side <br />of PetsMart which will pick up the same treatment with the pilasters and built out wall with lighting. <br />Then going down South Plaza there is a utility easement which cannot be built on so they will create a <br />canopy which will bridge the easement and continue down the South Plaza where they will introduce <br />the metal paneling. He explained that the columns are fake and the overhang is actually part of the <br />structure. They intend to re-work the lighting and create a wash of light and try to break up the <br />underside so it will not be just a flat line with a new fascia that projects out for the sign. It will remain <br />Dryvit but will be re-done in an off-white stone finish. MC Sports will have a signature front and <br />hopefully Best Buy will agree to changing their colors to blend in. At present they are bright red with a <br />yellow sign, but they have a new format in a deep purple. Building Commissioner Conway pointed <br />out that the sign ordinance went into effect and this sign would be non-conforming. Mr. Herschman <br />stated that they are not addressing the sign, this would be up to the city and the store. Again, there <br />will be another landscaped area bumped out in front of the blank wall beside Best Buy. Marshall's will <br />have two strong vertical elements with additional skylights to create a lighter area with addirional <br />lighting at night. Going down there will be some small tenants before getting to the Kronheim's which <br />will have a signature treatment. Around the corner; facing Country Club Boulevard, they intend to <br />remove columns, create a landscape area against the building, and install a walkway beyond it, there, <br />will be a masonry panel to preserve Kronheim's sign. There is a unit at the corner beyond Kronheim's <br />where they will add a store front beyond the blank wall. The rear walls of the new construction will be <br />treated to eliminate the look of a mass of brick. They hope to attract new businesses, revitalizing the <br />center, and create a timeless building. Mr. Yager stated that the area between PetsMart and <br />CompUSA had a liveliness that is not shown in the South Plaza, it is repetitive and seems to be a <br />stepped-down strip center. He would like to see the some of the elements for the smaller tenants, such <br />as canopies and tie-ins, that make the North Plaza distinctive. Mr. Herschman stated that there were
