In tlus case the building was built out to the curb and <br />pushed the storefronts back, instead of constructing a building and adding a canopy. They might <br />explore a reversed awning, if they could get up high enough to get an awning under the overhang. Mr. <br />Yager also objected to the Best Buy sign which was so obvious. Mr. Hersclunan stated that there was <br />another Best Buy sign which looked better than this in another location, but they were not dealing <br />with the sign. He will work on changing the South Plaza. It was further clarified that the brick design <br />that was on the rendering was actually on the Home Place building and that detail will happen wfiere <br />there is an overlay panel. Mr. Yager preferred the original Kids R Us front which was in glass, and is <br />now an opaque material. Mr. Herschman believed that the original system was a metal system, not <br />glass, and the owners have not agreed, as yet, to do it. Mr. Herschman advised that there would be <br />some lighting behind the blue trim on the side, but not on the top. The steeple on Brueggers at the <br />corner is a metal panel, not glass and will be illuminated at night. Mr. Yager believed that Kids R. Us <br />needed the glass look which would be more attractive at night. Mr. Herschman advised that they will <br />be moving the front parking lot lights closer to the buildings and raising the foot candles •so the light <br />washes the buildings. Mr. Yager believes that, for the most part, this is a nice proposal. Mr. Liggett <br />agreed with Mr. Yager about the south plaza, and believed that introducing some more brick there, <br />with dark masonry on the store front, and light masonry into the overhang, and using some color to <br />mimic the awning would help tie it in. He believed that the end of Kronheim's should be re-studied <br />since it looks more like a warehouse and is totally different from the rest. He preferred the original <br />tower they showed by Brueggers and the scaled down version is not as nice. Mr. Yager would like to <br />see the elevation changes to the south plaza, but it would not have to hold up the entire project. Mr. <br />Zergott noted that there were no large landscaped seating areas shown on this plan, but there were on <br />the original. Since he did not requ.ire a landscape drawing before, he would like to see one now. Mr. <br />Herschman pointed out where these areas would be. He also advised that there would be a seeded area <br />with a benches in front of the title bureau. They are working on this now. Mr. Zergott stated that in <br />the beginniug there was no road and only grass in front of the title bureau, he wondered if anyone <br />would sit there. He noted that there was an area like that in the Promenade, but it was near the book <br />store. He thought that there could be something like that in front of the cinema. Mr. Liggett pointed <br />out that there were two areas down from the cinema on either side for activities and waiting. Mr. <br />Herschman mentioned that they found a seating area around a book store are used for a different <br />purpose, but around theaters tliey are impossible to maintain and become a hang out for young people. <br />Regarding the site, Mr. Herschman presented a rendering and explained what was happening in the <br />rear adjacent to Country Club. He submitted pictures of what was existing. The walls in the rear will <br />not be monolithic and will be a lighter color with a darker reveal in it, so that there will be a contrast <br />to the existing buildings. Much of this area will be new construction with a good deal of a lighter wall <br />with a horizontal design to bring the height down. The new utilities will not be on the back.of the <br />buildings, and as they go forward they will remove what is there. Mr. Barrow clarified that the electric <br />utilities for their property will have to go underground. Mr. Herschma.n pointed out the screened area <br />and explained that they had an acoustical study and presented the acoustical panel that will line the <br />inside of the new masonry truck docks walls. There is little that can be done on the older docks <br />(Marc's and CompUSA). He explained that this material will muffle the sound and the residual sound <br />will travel up, similar to a mu.$ler in a car. It was clarified that this would only be seen from inside the <br />truck dock. These walls would be 10 to 12 foot high so the vehicle that is being uuloaded is out of <br />view. He presented a landscape plan showing landscaped islands in front of some of the truck docks. <br />He pointed out.the landscaping along the side drive (western) where a side walk will be installed. They <br />have indicated the landbanked parking in back where they have added landscaping. The area behind <br />the theater will be totally landscaped thus increasing the back yard of the condominiwns. He pointed <br />out where there will be board on board fencing interspersed with landscaping, trying to give a
