Forest City Auto, 23789 Lorain Road <br />Request for variance (1123.12). <br />Request the following signage variances: <br />1) a variance for location of grou.nd sign in prohibited triangular area and <br />2) a 19 square foot variance for total area of wall signage. <br />Violation of Ord. 90-125, Section 1163.04 (H) and 1163.12 (A). <br />At the request of the applicant this proposal was tabled until the next regular scheduled <br />meeting, which will be July 2, 1998. <br />8. Brian Conroy, 5953 Forest Rid e?Road <br />Request for variauce (1123.12). <br />Request the following variances to construct shed: a five (5) foot rear setback variance and a 23 <br />square foot variance for area of shed in excess of 2% of the rear yard area. <br />Violation of Ord. 90-125, Section 1135.02 (D-4) and 1135.02 (D-1). <br />Note (1): There may be a concern in that there are utility lines going through the property and <br />the proposed location of the shed would place the shed immediately adjacent to the wires, if not <br />under them. The wires are only approximately 8.5 feet off the ground. Note (2): The City <br />Engineering Departments Plats do not show an easement here. <br />Chairman Gomersall called all interested parties before the board. The oath was administered to <br />Brain Conroy. Mr. Gomersall went over the variances being requested and inquired if the lines <br />would be over the shed or off to one side. Mr. Conroy stated they will be just south of the shed. <br />The doors af the shed are located to the west side of the structure so they will not interfere with <br />the wires. Mr. Gomersall questioned if Mr. Conroy had given thought to moving the shed <br />forward closer to the house. Mr. Conroy stated this location was chosen because the trees and <br />the wires prevent me from moving it any were else. Mr. Gomersall stated I don't have a problem <br />with this but I want a stipulation that the building can not be located under the wire. Mr. Conroy <br />stated I agree and that is why I'm asking for the variances. <br />J. Maloney moved to grant Brian Conroy, 5953 Forest Ridge Road, his request for variance <br />(1123.12). A five (5) foot rear setback variance and a 23 square foot variance for area of shed in <br />excess of 2% of the rear yard area. Violation of Ord. 90-125, Section 1135.02 (D-4) and <br />1135.02 (D-1). The motion was seconded by J. Konold and unanimously approved. Variances <br />Granted. <br />9. Scott Codwin, 4592 Silverdale Road <br />Request for variance (1123.12). <br />Request a variance to place a 450 square foot swimming pool in rear yard. Mr. Codwin's rear <br />yard is 66 feet by 52 feet for a total of 3432 square feet, 20% of which is 686.4 square feet. <br />There is an existing garage that is 600 square feet in the rear yard, therefore a 364 square foot <br />vaxiance for the pool will be required which exceeds the allowable 20% use of the rear yard for <br />Accessory Buildings and Structures. <br />Violation of Ord. 90-125, Section 1135.02 (D-2). <br />Chairmau Gomersall called all interested parties before the board. The oath was administered to <br />Scott Codwin. Mr. Gomersall noted while reviewing the site today, it was found to have to <br />many structures already, and the yard is unable to support a pool of this size. If you wouldn't <br />have extended your garage, then you might have had the room to support it. Mr. Codwin said <br />we just moved into the house the garage has been there for about 30 years now.
