Mr. Nemecek stated <br />second we are aslang for cooking facilities in each one of the units, the extended stay philosophy is <br />having very smail latchen-et in the rooms, we seam to have little resistance on this issue, the third <br />variance will be the room size, that is one of the issues we have done a lot of research on to make sure <br />we comply with the intent of the code of North Olmsted, as you are aware the code is requiring 345 sq. <br />ft. for each suite 93 studios do not meet that requirement, we had it calculated by the city and they have <br />us at 11 sq. ft. below the minimum allowance, we have researched this and the code and found out that <br />the intent of this requirement is still up in the air it's not really defined in the building code so I met <br />with Bob IFEll who was a planning consultant to the city some years back, I spoke to him over the <br />phone and he didn't really lmow exactly were that number came from, and with that in mind we <br />planned this hotel with the proto typical building and we feel that it meets the intent of your code in <br />every way the city would want it to, that is public safety, benefit for the citizens, and of course benefits <br />to the traveler. We have a graph here to show the difference of before the nine inches and without, it is <br />less then a foot that these rooms are short by, I have a typical floor layout of this, at every hotel the <br />fumiture everything that we buy nationally goes into this room it is sized for this room, and to increase <br />the rooms by nine inches doesn't benefit the citizens we feel, the next variance will be the signage <br />package I gave you each some additional information if you could take a look at it, I did a sign <br />comparison for you to show you exactly what is in that area, we are the third hotel from the inter <br />section of Great Northern were all of our traffic will be coming from, with that in mind we ask for a <br />variance for our monument sign we are asking for a 3 ft 2 inch height variance, the Homestead Village <br />next door was granted 3 ft. variance and ours is just 2 inches higher. Mr. Gomersall stated I'm going <br />to interrupt you right here, I'm sure you heard what I said at the beginning of the meeting, what goes <br />here is we are loolang at Candlewood right now not the rest of them so I don't want to hear any more <br />about other hotels comparisons. Mr. Nemecek stated while we are asking for the increase in the <br />signage, and the increase in height we are only asldng for a 3.8 sq ft. increase in the area size of the <br />sign the main reason for the variance is because of the logo above the word Candlewood and if you <br />make a triangle over the sign you have to go to the top, number (2) is we are aslang for two building <br />signs and you are only aloud one, we are asking that one be on the east elevation, and one on the north <br />elevation it does say on the comparison that it is the south but that is a mistake, we are asking since <br />480 Hwy. is below grade and that the building meets the 100 ft. setback in the rear we are asking for <br />an increase in the building signs, a 4x1 ft. 3 inch variance in height and a 45 sq ft. increase in the area <br />of each sign, with our discussions with the plaiuung, and other groups we are withdrawing our request <br />for a logo canopy from .the building we will keep the canopy but it will not allow lighting to show <br />through it, with that in mind we are also asldng for a 18 1/2 sq ft. variance for the total building <br />signage for the whole project. Mr. Gomersall asked Mr. Rymarczyk if Candlewood would need a <br />variance for the logo on their sign. Mr. Rymarczyk stated if the Architectural review board went along <br />with the logo then no variance is needed it would be part of the over all signage. Mr. Gomersall stated <br />this board has no objections to logos being put on your sign, I have a question as to why you want to <br />put a sign on the eastem face of your building facing the woods. Mr. Nemecek stated there are two <br />reasons one is we received some concems from Councilman Mc Kay that having a sign that shoots <br />directly across Hwy. 480 would shine on the apartments and is not in their best interest, two we feel the <br />east side is a better place to place the sign because it will meet the traffic head on iristead of seeing it,as <br />you are driving past it. Mr. Gomersall asked if this sign would be in the far back east comer of the <br />building. Mr. Nemecek stated yes. Mr. Konold stated I have a question on the room size, I will <br />address this to the assistant commissioner does your division lmow what size we actually allow. Mr. <br />Ryrnarczyk stated we allow 345 sq ft. it is not an average that is the minimum size allowed. Mr. <br />Koberna stated were did you get your information that your not sure what the room size should be. <br />Mr. Nemecek stated we posed that question to the building department and the planning consultant that <br />helped write the code.
