Mr. Gomersall asked Mr. Conway if Heartland was registered with the City. <br />Mr. Conway stated yes and they take out several pernuts a year but didn't lmow if this was just an oversight or <br />what. Mr. Gomersall stated this is not a big thing but could have been and Mr. Soltosz should be careful in the <br />firture. <br />J. Maloney moved to grant R. Soltosz 5975 Decker Road. A 42 square foot variance for existing shed, which <br />exceeis 2% of the rear yard area. Violation of Ord. 90-125, Sedion 1135.02 (d-1) <br />The motion was seconded by T. Kobema and unanimously approved. Variance granted. <br />4. Daniei Manik 5793 Fitch Road <br />Request for variance (1123.12). Request a 4 foot side yard variance to construct an attached garage. Note: <br />Existing attached garage to be converted to a family room. Violation of Ord. 90-125, Section 1135.07 (A). <br />Chairman Gomersall called all interested parties before the board. The oath was adnunistered to Daniel Manik. <br />Mr. Gomersall read the request and stated that the board had no question on this matter. <br />T. Kobema moved to grant D. Matuk, 5793 Fitch Road. a 4 foot side yard variance to construct an attached <br />garage with Existing attached garage to be converted to a family room. Violation of Ord. 90-125, Section <br />1135.07 (A). The motion was seconded by J. Maloney and unanimously approved. Variance granted. <br />5. Rite Aid. 29000 Lorain Road <br />Request for variance (1123.12). Request the following signage variances: a19 inch variance for height of <br />canopy signs # 1 and #2; a variance to have two canopy signs; a 3 inch height variance for wall signs 94 and 95; a <br />variance to have additional verbiage on directional sign #8; a 9 foot 6 inch side yard variance for directional sign <br />#7; a variance to list excess services on ground sign #9; a variance to have cliangeable copy on ground sign #9; a <br />3.5 square foot variance for total sign face area; a 3 foot height variance for ground sign #9; a 54.5 square foot <br />variance to exceecl the maximum sign face area pernutted for a business use; and a 51 square foot variance to <br />exceed the maximum sign face area for a business building use. Violation of Ord. 90-125, Section 1163.12 (A, <br />B, D, & E) 1163.03 (B & C) 1163.04 (K), 1163.11 (A & B). <br />Chairman Gomersall called all interested parties before the board. The oath was administered to Mr. Kalina, and <br />Mr. Boss. Mr. Kalina presented the proposal. Mr. Boss also present as an interested party in the case. Mr. Kalina <br />stated that he was with Adams Electric Sign Company and what he is asldng the board is to consider a complete <br />sign package for the new Rite Aide presently under construction on Lorain by the comer of Stems road, the <br />building Rite Aide is a new proto-type 1 building which is a cambination of drive-it either brick or tile with a reset <br />area for the awnings that provide the down light for the entrances for the store and the sidewalk that runs around <br />the store. Mr. Kalina stated that this case has been before the architedural review board, Rite Aid removed <br />additional verbiage from the awnings per the architectural review board request. The awnings themselves are <br />opaque they don't allow any light through them the only thing that will light up is the Rite Aide wording itself. <br />There are two awning signs one on the South front of the building sign #1, and one on the West side of the <br />building sign #2. There are two drive-through pharmacy signs located at the edges of the building one on the <br />South front (sigri #4) elevation and one on the west side (sign #5) elevation which would face Kacirek's Funeral <br />Home. Mr. Kalina stated that the drive-thru sign on the west side of the building (Sign #5) has bcen eliminatetl do. <br />to the safery factor. Mr. Kalina stated that the south front sign (sign #4) is a directional sign only and is there to <br />direct traffic to the drive-thru. This sign is nceded as the drive-thru is set back from the front of the building and <br />can not be seen if you enter from the driveway from the west side of the property. We consider this sign to be an <br />informational sign only. Sign #3 is a canopy sign directly over the drive-through entrance. Mr. Kalina stated that <br />sign (#3) will have drive-thru, drop-off, pick-up and clearance height written on the canopy to direct drivers as to <br />which lane to enter. Mr. Gomersall inquirerl if this sign is directly over the canopy. Mr. Kalina stated yes it is <br />the signage that is directly on the canopy. Mr. Kalina stated that basically handles the signs that are on the <br />building themselves. R. Gomersall stated that they would have to take things piece meal because it is so big. Mr. Gomersall asked Mr. Conway were sign #3 fit into the requests. W. Conway stated there is no request for the
