.?.-?"? • i <br />sign (93) itself it was just included in the overall total signage variance. Mr. Gomersall asked if Mr. Kalina would <br />like to address the directional signs next. Mr. Kalina stated there is a non eliminated double faced directional <br />ground sign on the far south east corner of the property (Sign #7) and that the sign reads drive-thru pharmacy <br />with an anow which serves two prepossess, 1. traffic traveling East or West on Lorain Road would be able to see <br />what direction to enter the drive-tluu pharmacy, and 2. to avoid crisscross traffic on the property. Mr. Kalina <br />stated that there is a variance required for a side yard set-back and after meeting with the architectural review <br />board the sign will be reduced to a 3 ft. square footage. Mr. Gomersall asked if this is sign #7. Mr. Kalina stated <br />that is correct. Mr. Kalina stated the final sign that we are asicing the board to consider is a Rite Aide ground sign <br />that is a 7 ft. by 7 ft. ground sign that is between to brick coluxnns with a reader board and a changeable copy the <br />letters will be 6 inches. Mr. Gomersall asks Mr. Kalina if the changeable letters will go right bellow Rite Aide <br />Pharmacy wording. Mr. Gomersall asked Mr. Kalina what the height from the bottom of the sign to the ground is. <br />Mr. Kalina stated there is 12 inches of brick below the sign. Mr. Gomersall asks if that would conclude Mr. <br />Kalina's presentation. Mr. Kalina stated yes. Mr. Gomersall asks the board if there were any further questions. <br />Mr. Maloney stated that sign #2 was not necessary to be on the building as it faces neighboring property and can <br />not be seen going east or west on Lorain or coming north up Stems road, sign #1 should be adequate enough for <br />this establishment. J. Koberna questioned Mr. Kalina if sign #2 will be facing the new Crocker Sterns road once it <br />is put in. Mr. Kalina stated yes. Mr. Gomersall stated that, that issue could be addressed at that time but, for <br />now he didn't feel that it is neeried. Mr. Kalina stated that the whole Rite Aide building is designed around the <br />awnings, and that there is going to be a Stems Crocker road in the near future, that you are asking my client to <br />put up a$45,000.00 dollar awning and then take it down and then put up another $45,000.00 dollar awning. Mr. <br />Gomersall stated no we are not aslang your client to do that it is not needed don't put it up. Mr. Kalina stated <br />that the awning providetl coverage and lighting for the doors and the walks. W. Conway stated that the awnuig <br />could go up minus the sign on it. Mr. Kalina stated then you are aslcing my client to put up a$45,000.00 dollar <br />awning and then redo it. Mr. Gomersall stated we are not asking him get that straight from the beginning, so tell <br />me what you have to do. Mr. Kalina stated this is a proto-type building and comes as a package. Mr. Gomersall <br />stated you are telling me that the architect automatically infers that this board will pass on what ever he comes up <br />with. Mr. Kalina stated No. Mr. Gomersall stated that is why we are here to resolve these issues and we don't <br />feel that it is a package deal, first we should have a variance to have two canopy signs and vote on that, does <br />everyone understand, does anyone have any problems they want to discuss conceming these issues. Mr. Konold <br />stated he has a problem with sign #2. W. Kobema stated I don't have a problem with sign #2, because I can <br />understand the concept that it is easier to do it now instead of later on, and if the work has to be done later on it is <br />a added expense. W. Koberna asked Mr. Kalina will there be a curb cut on to the Sterns Crocker streEt if and <br />when it goes in. Mr. Kalina stated thathe had no idea if there would be. Law director Gareau stated he believed <br />that the streex is slated for 2002. Mr. Gomersall stated that is why I don't feel that sign #2 it is necessary for the <br />motorist or that it is right for it to be facing Kacerik's funeral home. <br />Mr. Gomersall moved to grant Rite Aide 29000 Lorain road a variance to have two canopy signs The motion <br />was seconded by T. Koberna. Roll call on motion, Gomersall, No; Kobema, Yes; Maloney, No; and Konold, No. <br />Motion failed to pass, variance denied. <br />J. Maloney moved to grant Rite Aide 29000 Lorain road a 19" inch variance for height of canopy sign indicated <br />as sign #1 per the drawing. The motion was seconded by R Gomersall, and unanimously approved. Variance <br />granted. Mr. Gomersall asked Mr. Conway if they could combinerl the rest of the request because they denied sign #2 and <br />changed the overall sign footage. Mr. Kalina stated we took 45 square feet for the canopy on the west elevation <br />(92), 3 square fcet for one of the directional ground signs removed (#8), and 33 square feet on the wall sign <br />removed (#5), we are now below the allowable square footage I believe. Mr. Conway stated because Rite Aide is <br />dropping 78 square feet we can drop the last two variances they are requesting. Mr. Gomersall stated the last two <br />request are no longer applicable but, they would still need a variance on the number of wall signs. Mr. Conway <br />stated lets add a variance that there are three wall signs allowed.
