He stated it was agreed the trucks would pull up away from the residential area up along <br />the north west corner of the building so that it is as far as practicable from the residents. Ms. <br />Oring stated since the superstore is uuknown the amount of truck traffic cannot be estimated. She <br />further advised the developer agreed to have controlled delivery. Mr. Banow advised there are <br />ordinances that provide for delivery time frames as the councilman explained at B.Z.D. Ms. Oring <br />wondered if three trucks pulled up to the loading docks, where the extra truck wou.ld wait. M.T. <br />Bairow clarified the loading docks will be large enough to accommodate five trucks. Ms. Oring <br />questioned if the amount of trucks would then be limited to five. Mr. Banow could not guarantee <br />how many trucks would arrive at one time, however he is not the operator of the ordinance. Mr. <br />Herschmann added this stores approach for trucks is the most remote part from the residential <br />area that you can possibly be on the site. In that agreement the earth mound and density of the <br />landscaping has increased in concurrence with the architectural review board. Mr. Herschmaun <br />stated this has all been discussed at previous meetings. Ms. Oring stated she attended all the <br />meetings and understood that there was going to be a holding area for the trucks. Mr. Maloney <br />noted there were cars for Snappy Car Rental parked in the grassy area in the back, he wondered if <br />there would be parking permitted back in that area. Mr. Barrow advised there is some landbanked <br />parking in that area. Ms. Canwright had concerns about traffic cutting through the condominium <br />property in an attempt to get to the superstore, and questioned if signs can be posted to prevent <br />cut through traffic. Mr. Maloney questioned if this was discussed at planning commission. Mr. <br />Banow did not believe it was discussed at planning commission. Mr. Gareau advised this should <br />have been raised at plauniug commission as board of zoning appeals is dealing with one issue <br />concerning the superstore. Mr. Maloney advised this would go back to plaunuig commission. <br />Assistant Bu.ilding Commissioner Rymarczyk advised it would not go back to planning <br />commission. Ms. Oring cited two different places in the minutes where the developer agreed to <br />retuxn with elevation's of the superstore. Mr. Barrow explained when the tenant is identified they <br />will have to come back and fill out an application just like anyone else. <br />T. Kobema moved to grant Developers Diversified Realty Corporation, 25853 thru 26429 Great <br />Northem Shopping Center and 5078 thru 5194 Great Northern Plaza South, the following <br />variances: a variance to have a superstore on a lot that is not 60% within 1/2 mile of an Interstate <br />Highway Interchange, and a variance of 2.05% for excess lot coverage (25% allowed by codes <br />and 27.05% is shown on plan). Violarion of Ord. 90-125, Section(s) 1129.11 (B-4), 1139.05, and <br />1139.07. The motion was seconded by J. Konold and unauimously approved. Variance granted. <br />5. ICI Dulux Paints (Glidden), 4647 Great Northern Blvd. <br />Request for variance (1123.12). Request 9 square foot variance for sign area for total business <br />unit. Violation of Ord. 90-125, Section 1163.11(c). <br />Note: The square footage calculations are predicated on the removal of non-conforming <br />pole sign January 1, 1998. <br />Vice-Chairman Maloney called all interested parties before the board. The oath was administered <br />to Mr. Helsel, sign contractor. Mr. Helsel agreed the pole sign will be removed at the time the <br />wall signage is erected. <br />W. Purper moved to grant ICI Du1ux Paints (Glidden), 4647 Great Norfhern Blvd., a 9 foot <br />variance for sign area for total business unit predicated on the removal of the non-conforming pole <br />6
