ROLL CALL: <br />Chairman, Tallon called the meeting to order at 7:45pm. <br />PRESENT: Chairman, R. Tallon, Board Members, K. O'Rourke, R. Koeth, T. Hreha, S. Asseff, <br />T. Brennan, and W. Spalding. <br />ALSO PRESENT: Assistant Law Director, J. Dubelko, Assistant Building Commissioner, T. <br />Rymarczyk and Clerk of Commissions, D. Rote. <br />II. REVIEEW E1ND CORRECTION OF NIINCITES: The minutes of November 9, 1999, have not <br />been transcribed. <br />III. BLTII.,DING DEPARTMENT REQUESTS: <br />1). CVS PharmacvPP#'s 235-11-009 to 013 and 235-11-047: <br />Proposal consists of demolition of three existin? buildings and the construction of a new 10,125 <br />square foot retail pharmacy. All parcels are zoned for this use except one which is currently used <br />for parking and will remain as such. Note: the Planning Commission on October 12, 1999 <br />referred this proposal. This proposal was tabled at the Architectural Review Board meeting dated <br />October 20, 1999, and returned to Architectural Review Board on November 17, 1999. <br />Chairman Tallon called all interested parties forward to review the proposal. Mr. Wajtila, with <br />Zaremba Group, NIr. Self, representing CVS and Mr. Zimmerman, the Architect came forward to <br />review the proposal. Mr. Wajtila reviewed that CVS had addressed the Landmarks Commission, <br />Planning Commission, Architectural Review Board, and has returned to finalize things with the <br />Planning Commission. The site plan has been changed quite a few times now. The new site plan <br />shows the changes that he will be reviewing. The rear brick-buffering wall has been expanded to <br />reach the Far West property line. The pedestrian walkway has been moved as the Planning <br />Commission requested. The entrance will be at the south East Side of the site, a speed bump has <br />been added to the drive through exit for added safety. A picture of the light posts that will be <br />used on the lot and building were reviewed. Mr. Wajtila commented that there were 7 views for <br />the board to review. Mr. Spalding questioned where Lorain road was located on the site plan. <br />Mr. Zimmerman indicated that he would review the architectural changes. The building has been <br />articulated by adding vertical brakes in the stone color material that will brake down through the <br />wall plains of brick. Thereby creating vertical rhythm, to reflect the existing look. That rhythmic <br />pattern has been carried down both angle faces of the building as you look down Porter and <br />Lorain Road. View four shows that the pattern has been carried throughout the entire building. <br />There has been inlet stone panels added at the high points of the walls as well as window panels <br />that have been added along the Porter and Lorain wall. In addition there has been awnings placed <br />above the windows and the construction canopy at the drive-throu has been replaced with an <br />awning canopy. The landscape plans have been revised and are much more elaborate. There are <br />more street trees, rod iron fencing and low lying landscaping then what was first presented. The <br />main concerns the Architectural Review Board and Landmarks Commission had been the service
