R. Tallon motioried to approve Developers Diversified (Babies "R" Us) of 26520 Lorain Avenue <br />their proposal which consists of renovating the exterior building of the former Best Products <br />building. Which will include the developers getting together with the Law Department to draft a <br />lease agreement. That will clarify Babies "R" Us being responsible for keeping delivery trucks <br />from parking and leaving their engines running in the back of the building. The general cleanup of <br />the area, maintaining the existing fencing in a proper manor and that the rear lighting will have <br />sheet metal shields as the submitted cuts from Stonco shows. The applicants will comply with all <br />the recommendations made by the Architectural Review Board and a noise curtain is added to the <br />delivery dock. The motion was seconded by T. Brennan and unanimously approved. Motion <br />Carraed. <br />3). Thomasville Furniture; 27336 Lorain Road: <br />Proposal consists of remodeling the front elevation, installing landscaping, and a Pylon sign. <br />Note: The Planning Commission heard this proposal on September 14, 1999 and September 28, <br />1999 at which time they referred the proposal to the Architectural Review Board. <br />Chairman Tallon called all interested parties forward to review their proposal. Mr. Schill, from <br />Schill Architect and Mr. Morse the Manager of Thomasville came forward to review the proposal. <br />Mr. Schill indicated that at the Architectural Review Board meeting the board-requested tile be <br />used on the entire front of the plaza and the tenant Mr. Morse agreed. It was also recommended <br />that the existing lights be kept in place. The Architectural Review Board was concerned with the <br />dumpsters being scattered all over the place. Mr. Morse talked to the building owner about <br />locating the dumpsters in one area to give it a cleaner appearance and the owner of the building <br />has agreed to take care of the matter. The ground sign was addressed and the concept of the sign <br />was approved. We were requested to resubmit a new landscaping plan, which will be done <br />before the planting is started in the spring. A new site plan has been submitted for the board's <br />review, which shows how the parking lot will be striped-and what materials will be used. Mr. <br />Tallon inquired as to what the forester's letter had to say. Mr. Schill indicated that they <br />incorporated what the forester requested into their plans and that the Architectural Review Board <br />ajreed that 4-inch caliber trees should be used. Mr. Tallon questioned if everything the forester <br />requested was added to the new plans. Mr. Schill commented that they agreed to incorporate all <br />of the forester's recommendations. Mr. Tallon requested to see a rendering of the new plans. <br />Mr. Schill indicated that he had a new plan but it didn't include the existing lights. Mr. Tallon <br />asked to see a plan, which showed the existing lighting. Mr. Schill presented pictures of the <br />existing building, which showed the lights and indicated that 100-watt lights were used. They <br />were going to use wall washers as was suggested at the last Planning Commission meeting, but <br />the Architectural Review Board indicated that they felt the existing lights would better serve the <br />new theme. Mr. Brennan questioned if there would be lights under the canopy. Mr. Schill <br />indicated that they would use incandescent down lights under the canopy. Mr. Tallon questioned <br />if the existing canopy would be fixed. Mr. Schill commented that the existing canopy would be <br />replaced. Mr. Tallon indicated that he would like to have an up and down wash that will blend in <br />with the tile instead of keeping the existing. Mr. Morse indicated that they would change the <br />lights to an up down lighting. <br />4
