Tallon motioned to approve Thomasville Furniture of 27336 Lorain Road their proposal that <br />consists of remodeling the front elevation, installing landscaping, and a Pylon sign. The plans will <br />include installing wall wash type lights on the front of building and new landscaping plans <br />submitted and added to the plans. Mr. Conway asked for clarification regarding gathering the <br />dumpster's together means. Mr. Schill indicated that there was a concrete pad in the back of the <br />building, which was designed to hold all the dumpsters. Mr. Conway questioned if there would <br />be an enclosure placed around the dumpsters. Mr. Schill commented that Mr. Morse had no <br />control over the dumpsters. Mr. Conway questioned if the rear of the building was striped and <br />asked for a drawing to be submitted to his office showing the rear pavement striping. Mr. Schill <br />indicated that he would submit a plan to Mr. Conway showing the rear pavement striping. Mr. <br />Brennan indicated that he would prefer an enclosure around the dumpsters to keep the trash from <br />blowing around the neighborhood. NIr. Tallon questioned were the concrete pad was located <br />behind the building. Mr. Schill commented that the concrete pad is located behind the building on <br />the eastern side. Mr. Tallon added to his motion an L shape fence bein? placed on the rear east <br />side of the property. The fence will block debris and improve the appearance of the site. Mr. <br />Morse agreed to add the L shaped fence. The applicant is also to incorporate all the foresters' <br />recommendations. The motion was seconded by T. Brennan and unanimously approved. Motion <br />Carried. <br />4). North Olmsted Bgptist Church4816 Dover Center Road: <br />Proposal consists of adding a recreation center to the existing Church. Note: The Planning <br />Commission heard this proposal on October 12, 1999. The Architectural Review Board heard <br />this proposal on October 20, 1999, and the Board of Zoning and Appeals board granted a special <br />permit to add to a non-conforming building on November 4, 1999. <br />Chairman Tallon called all interested parties forward to review their proposal. 1VIr. Tallon <br />commented that there was a typing error in the Planning Commission notice that was sent out, the <br />wording should have read (and the Board of Zoning Appeals board to be (Yranted a special permit <br />to add to a non-conforming building on November 4, 1999). The Board of Zoning Appeals board <br />did review the request for a special permit to add to a non-conforming building and granted the <br />applicant a special permit. Mr. Beatty from star builders came forward to review the proposal. <br />Mr. Beatty reviewed that since their last appearance before the Planning Commission the plans <br />had been revised. The building has been pulled back to comply with the 50-foot setback <br />requireinent of the City. The classrooms are now located on the southern end of building and the <br />roof has been lowered over the classrooms to comply with the Cities zoning code. The hallway <br />will remain on the south side of the existina building, which will allow more windows. The west <br />end of the building will house a half court gym, which gives the church the opportunity to expand <br />the court to a full size court at a later date. The Architectural Review Board approved the new <br />plans and they hope that the Planning Commission also approves the new plans. Mr. Tallon <br />questioned if the new material would match the existing building. Mr. Beatty commented " yes', <br />and reviewed that the only portion of the roof that will be raised will be over the basketball court. <br />Mr. Brennan asked to review the new overall site plan again. Mr. Beatty reviewed the site plan <br />and where each item would be located. Mr. Brennan questioned what would be located to the <br />north. Mr. Beatty indicated that the north side of the site was the existing parking lot and that <br />there were no plans to make any changes to the parking area.
