?-, <br />further reviewed that the fax from the Fire Department indicated a few concerns regarding access and <br />tumaround. Mr. Grassa indicated that he met with Fire Chief, Bak, Assistant Fire Chief, Klecan, <br />Assistant Building Commissioner, Rymarczyk and Building Commissioner, Conway, at the fire <br />department to review each of the concerns. It was agreed that the building would be fully sprinklered, <br />and ii will be constructed from materials that are least likely to combust. The owners will be <br />providing a private yard hydrant near the front entry. There will be two in service standpipes to allow <br />the Fire I3epartment to tie into the sprinkler system. Regarding the turning radius for the fire trucks, <br />the landscape island located at the front south east corner of the parking lot will be removed to <br />accommodate the turning radius needed for the fire trucks. He suggested that Fire Chief Bak indicated <br />that the trucks would have adequate access. The Architectural Review Board commented that they <br />would like the entries to be addressed. The owners have agreed to address the concerns of the <br />Architectural Review Board and submit new drawings to the Building Deparhnent to be forwarded to <br />one of the Architects on the Architectural Review Board for review. At the last Planning Commission <br />meeting the board requested that the entry to the site be three lanes and the dumpster be masonry to <br />match the building. The lighting fixtures have not been worked out, but they will be residential <br />camage style fixtures, 12 foot high, which will light the area and read zero at the lot line. Mr. Grassa <br />submitted a new set of site plans to each of the board members to review. The new site plan depicted <br />the egress access that was reviewed with the Fire Chie£ Mr. Koeth inquired as to how the Fire <br />Department would address a fire on the north side of the building. Mr. Grassa indicated that the <br />standpipes as well as the front door Fire access box would allow the Fire Department the access they <br />need to fight any fire. Mr. Brennan questioned why the light proposal was not reflected on the new <br />site plans submitted. Mr. Grassa suggested that his engineers had not finished working out the details <br />of the plans. He again repeated that the pole lights would be residential 12-foot carriage fixtures. Mr. <br />Tallon questioned what variance would be needed. Mr. Rymarczyk indicated that Horizons would not <br />require any variances. Mr. Tallon questioned why a loading zone was not shown on the new site <br />plans. 1VIr. Rymarczyk reviewed that the use of the building would not require a loading zone. Mr. <br />Koeth questioned were the supply deliveries would be made. Mr. Grassa suggested that the deliveries <br />would be made at the southwest entrance, and the delivery trucks would be no bigger than a van. Mr. <br />Tallon inquired if a walkway would be added. Mr. Grassa indicated the plans didn't show a walk, but <br />one could be added. Mr. Brennan commented that Horizons was working with a time limit and <br />looking for the Planning Commission to pass their case along to the Board of Zoning and Development <br />tonight. He questioned if Mr. Grassa would have all the issues and questions addressed by the time <br />their proposal went before the Board of Zoning and Development. 1VIr. Grassa indicated that all the <br />issues. will be addressed before they go before the Board of Zoning and I3evelopment Board. Mr. <br />Brennan asked Mr. Grassa to review the Architectural Review Boards requests. Mr. C'irassa <br />suggested the Architectural Review Board would like to see more landscaping along the southwest <br />property line, which they will comply with. The comments by the Architectural Review Board were <br />that they thought the building was very nice looking, they had no problem with the building materials <br />nor the look of the building, but would like the entryways to look childlike. He further commented he <br />was not sure what that was suppose to mean, but suggested it was up to him to figure that out. He <br />indicated that the owners have agreed to address their concerns. Mr. Brennan questioned how the <br />architect would make it more child like. Mr. Grassa indicated he would look at different colors for the <br />entranceways. Mr. Koeth indicated that he would like to see the changes before Horizons proposal <br />moved on to the Board of Zoning and Development Board. Mr. Brennan questioned if the <br />Architectural Review Board had any comments regarding vinyl siding being used on the building. Mr. <br />Grassa suggested the Architectural Review Board had no concerns regarding vinyl siding being used. <br />Mr. Koeth questioned if Mr. Grassa was suggesting that submitting a new front entrance with <br />different colors would change the style of the building. Mr. Grassa indicated the proposed building <br />was such that his clients as well as his firm were comfortable with the current plans and suggested he <br />2
