and drawing shows the color and dimensions of the awning. Mr. Murray presented mounted <br />pictures for the members to review. He indicted that the unit would be white to match the trim on <br />the service garage. He pointed out and reviewed each of the businesses that surround Motorcars <br />property. Mr. Tallon asked if there were any pictures looking back towards Mr. Hills property. <br />Mr. Murray pointed out a picture, which showed part of Mr. Hills properly, and indicated he did <br />not have a picture of the full properiy. Mr. Koeth asked if lot 34 was Mr. Hills lot. Mr. Murray <br />answered "yes". He reviewed that there would be no signage on the awning, and that there would <br />be landscaping on all four sides of the unit, which is shown on the new site plan. The front <br />landscaped boxes will include mulch. There will be no lighting on the unit accept a porch light and <br />no additional lighting will be added to the existing lot. There will be a small sign that will be <br />stenciled on the glass door, which will indicate Used Cars and the hours of operation. The <br />handicapped ramp is shown on the new plans as requested at the last meeting. At the Architectural <br />Review Board meeting Mr. Rymarczyk asked for a new site plan which is why a new plan was <br />submitted tonight. Mr. Murray indicated that the Planning and zoning code 1125.08 covered the <br />standards and criteria. Motorcars feel that the modular unit meets the Plaiuiing and zoning code <br />criteria. Mr. Murray read allowed from section 1125.08 of the Planning and zoning code. He <br />indicated that Mr. Yager denied his clients proposal on the basis of the modular unit lacking <br />esthetic coordination with the eYisting building. Mr. Murray read from a rough dra$ of the <br />Architectural Review Board minutes dated June 16, 1999, and suggested that the Architectural <br />Review Board denied the proposal solely on the basis of it being a modular unit. He indicated that <br />Motorcars is allowed to have this type of modular unit as it complies with the standards and <br />criteria bf the Planning and Zoning code. He further suggested that Mr. Yager felt that the only <br />reason the modular unit was picked was because it was the cheapest route to take. Mr. Murray <br />indicated that the cost to build a brick office was such that it was not economically feasible to do <br />so, and a modular unit was not only less expensive but fit the area in which it was needed. That is <br />why Motorcars chose a modular unit. He commented that he would hope that the Plauning <br />Commission would grant Motorcars the right to have the modular unit on their lot. Mr. Hreha <br />asked Mr. Murray if he understood him correctly, because Mr. Murray's last statement suggested <br />that a cost analysis had been conducted. Mr. Abraham indicated that it was not economically <br />feasible to build a brick building. Mr. Nlurray reviewed the different businesses Mr. Abraham <br />owned and suggested lie was lrnowledgeable in the coast of building a brick building. He presented <br />a picture of a modular unit to the board members that would be similar to the modular unit in <br />question. Mr. Brennan asked if the unit was new or used. Mr. Abraham indicated that the <br />modular unit was a year old, but in good condition as it had been used as a temporary office. He <br />reviewed the reasons why he felt the modular unit was needed. He further commented that <br />Motorcars had_put a lot of money into the site as well as jobs and money into the City of North <br />Olmsted. He sugaested the unit should not be denied just because someone on the Architectural <br />Review Board doesn't like it. Mrs. O'Rourke asked were the air conditioning unit would be <br />located. Mr. Murray indicated that it would be a window unit on the north east end of the tulit. <br />Mr. Spalding questioned if something could be done to shield the air conditioning unit from being <br />so slightly. 1VIr. Abraham suggested there could be a facade added to hide the unit. The <br />handicapped ramp will extend past the end of the unit as the code mandates the size it is to be, so it <br />would not be hard to put up some type of facade to hide the air conditioner. Mr. Brennan <br />questioned if there were down spouts on the modular unit and if there was where would the water <br />go. Mr. Nardecchia suggested the water from the downspouts would run onto the pavement. Mr. <br />Tallon asked Mr. Deichmann if it would be O.K. to just let the water from the drains just run off <br />onto the pavement. Mr. Deichmann indicated that the downspouts would need to be piped to a <br />drain. Mr. Koeth indicated he felt painting the unit white would make it stand out. It would not <br />blend with the existiug gray buildings. Mr. Abraham indicated that they could paint the building <br />2
