Mr. Deichmann informed the chairman that a <br />handy cap ramp should also be shown on the site plan. Mr. 1Vlurray indicated that the plans note <br />that the handy cap ramp would be placed behind the landscaping next to the door. Mr. Tallon <br />indicated the handy cap ramp should be shown on the new plans. Mr. Hreha indicated he agreed <br />with Mr. Koeth, regarding the upkeep of the lot and urged the owners to reconsider the type of <br />building that they are using. He fails to understand the logic of putting up a structure that they <br />will intentionally be hiding. Why don't the owners build a structure that they can be proud of <br />instead of placing this unit and then hiding it from the street. <br />R. Tallon motioned to send Motorcars Chrysler Plymouth Jeep of 27500 Lorain Road on to the <br />Architectural Review Board with the following comments: All the utilities going to the unit are <br />to be underground. The colors are to match the existing building. The landscaping is to be <br />around the entire trailer. Any lighting that will be on the unit is to be noted as well as cuts for <br />the fixtures. The awning can not be backlit, it needs to be solid and there will be no signage on <br />the building other than a sign indicating used cars. The required handy cap ramp is to be shown <br />on the new plans. This proposal is tabled and will return to the Planning Commission once the <br />Architectural Review Board has reviewed it. The Planning Commission would like a copy of the <br />comments inade by the Architectural Review Board. The motion was seconded by, T. Brennan <br />and unanimously approved. In the framing of the motion the clerk announced the date of the <br />Architectural Review Board meeting. <br />VI. NEW DEVELOPMENTS AND SUBDIVISIONS: <br />1) Equit_v Properties Ltd Consolidation Plat: <br />The proposal is to coinbine permanent parcel numbers: 232-10-069 and 232-12-001 into one (1) <br />parcel, which is the site of Motorcars Chrysler Plymouth Jeep (27500 Lorain Road, North side <br />East of Porter Road). Zoning is Retail Business, General Entirely and the proposal conforms to <br />Zoning Code requirements for frontage and area. <br />Mr. Tallon indicated that the agenda showed the wrong parcel number, and asked the clerk to <br />make the proper corrections. He further instructed the clerk to make sure the minutes reflect that <br />parcel number 232-10-062 had been corrected to reflect 232-10-069 which is the correct parcel <br />number. Mr. Murray suggested the engineering department recommended that the two lots be <br />combined, as the proposed lot was not large enough to house the trailer. Therefore the <br />consolidation is being requested so that the lot can accommodate the modular office without the <br />need for variances. No further comments were made. <br />R. Tallon motioned to approve Equity Properties Ltd. Proposal to combine permanent parcel <br />numbers: 232-10-069 and 232-12-001 into one (1) parcel, which is the site of Motorcars Chrysler <br />Plymouth Jeep (27500 Lorain Road, North side East of Porter Road).
