OLD BUSINESS:
2) Olmsted Manor Assisted Living; Mill Road:
Proposal Consists of constructing a two-story assisted living building.
There will be 39 suites and will be 34,300 square feet. Note: Heard by Planning Commission on
3/9/99, and tabled at the 4/27/99, meeting, the Board of Zoning Appeals meeting on 4/1/99, and
the Architectural Review Board on 4/21/99.
Mr. Suhayda, with McGettriclc Architects came forward to present Olmsted Manor's proposal.
Mr. Suhayda reviewed the site plans that were first submitted to the Planning Commission. He
indicated that the building had been reduced in size by 5'feet, and the building had been moved
to the 10' feet to the west. The newest site plans showed that there was between 25' and 30' feet
between the eastern property line and the residents. The Architectural Review Board voiced the
same concerns as the Planning Commission, and asked that additional brick be added to the
building. The latest drawing shows additional work that has been done around the windows, as
well as additional brick that has been added to the entrance. Mr. Suhayda further reviewed that
additional green area had been added to the back of the building as requested by the Planning
Commission. Mrs. O'Rourke asked if the turning area for the dumpsters was addressed. Mr.
Suhayda indicated that the dumpster area was moved to the existing nursing home as part of the
new changes that were requested by the Planning Commission and Architectural Review Board.
Mr. Tallon indicated that the board members did not have a copy of the latest site plans and
asked if the packets included a rough draft of the Architectural Review Board meeting. Mr. Hreha aslced if the developer reduced the size of the building
or just moved the building further west than what was first submitted. Mr. Suhayda repeated his
earlier statement about reducing the size of the building as well as moving the building 10'feet to
the west of the lot. Mr. Hreha questioned if a bigger variance would be needed for the West Side
of the lot. Mr. Suhayda suggested the building department suggested, that with the senior citizen
zoning the new building could be on the lot line to keep the buildings closer together and could
be done without an additional variance. Mr. Brennan suggested the lots were zoned general
business. Mr. Suhayda indicated he thought Mr. Brennan was correct. 1VIr. Brennan indicated
that, until the lots were rezoned to senior housing, the developer was creating a bigger variance
request than what was first submitted. Mr. Tallon asked if the site plans had been changed since
the developer went before the Board of Zoning Appeals board. He further questioned if there
had been any changes made regarding variances since the Board of Zoning Appeals meeting had
taken place.
