It looks like a brick column painted to match the brick <br />building. How durable and long lasting would that be with the salt sprays in the winter? Mr. <br />Dotson inclicated they would be willing to take the E.I..F. S. system all the way to the grade to <br />make it more durable or they could also use a glazed brick or colored white brick to the E.I.F. S. <br />Mr. Brennan questioned one of the variances they are asking for is an elimination of a truck <br />loading zone, they don't have a designated zone for truck loading and unloading in the parking <br />lot? Mr. Dotson indicated they would have the receiving area as before, which was a small area in <br />the back ofthe store by the dumpster area. Mr. Dotson indicated the owner has trucks the size of <br />UPS trucks and they bring the furniture from a separate warehouse on an as needed basis. Mr. <br />Tallon questioned why they would need so much sign variances since they are only about 50'feet <br />from the street? Mr. Dotson inclicated it was just the basic Oakleaf sign, just the lettering itself. <br />The front sign would be a basic ground sign so they would be noticed by passing traffic. Mr. <br />Tallon strongly suggested the sign would need to be reduced. Mr. Dotson inclicated that wouldn't <br />be a problem with the front ground sign. He also suggested they wou1d like to relocate existing <br />letters he has and they would like to keep the Oakleaf logo. Mr. TKoeth then questioned Mr. <br />Rymarczyk, assistant building commissioner, how much they were over on their signage. Mr. <br />Rymarczyk indicated they were over by 56.25' square feet. Your allowed 75' feet maximu.m and <br />they are asking for 131.25'square feet. Mr. Tallon strongly suggested they did not need that <br />much signage as they are too close to the street. Mr. Dotson then questioned if Mr. Tallon meant <br />both signs or just the store front sign. Mr. Tallon indicated he meant both signs. Mr. Koeth then <br />indicated they would have to do something with the ground sign as it was in the triangular area. <br />They don't really have enough space between the street and parking lot for signage. Mr. Brennan <br />questioned Mr. Koeth if they had landbanked one parking space on the old Forest City Auto Parts <br />proposal when it came to the Plamiing Commission previously? Mr. Koeth inclicated they had. <br />Mr. Koeth then stated the du.mpster was right on top of the rear doors. Mr. Brennan stated he <br />was not a big fan of board on board fencing around the dumpster area. Mr. Tallon indicated to <br />Mr. Dotson they are asking for 6 variances just to do with the building, 4 more for the signage. <br />The building is just to big for the property. They are asking for too many variances and that <br />should inclicate to them it just won't fit. Mr. Koeth asked Mr. Rymarczyk, assistant bu.ilding <br />commissioner if Oakleaf would have enough parking spaces? W. Rymarczyk indicated they <br />would be one short unless Board of Zoning Appeals would give them the variance for a non- <br />conforming parallel parking space on the side of the building. Mr. Spald.ing questioned if they <br />would have anytlung in the back of the bu.ilding. Mr. Dotson indicated they had to remove the <br />gutter, door, sidewalk, down spouting, air conditioning unit, and make everything drain back into <br />their space not into the neighbors because of the zero property line. Mr. Brennan asked Mr. <br />Dotson about the color scheme on the building. Mr. Dotson indicated it was red signage with the <br />E.I.F. S. system being an off white. At the entry, the pilaster would go at the front of the <br />overhang, a curved entry piece that would be roofed back with dark shingles. There was not any <br />real entry before, because it was typically built as two separate spaces. Forest City Auto Parts <br />took it over and made it into one space and only used one door. They wanted to change the look <br />of it with layering the E.I.F. S. system doing 2'inch on 2" inch to give it some depth, so it doesn't <br />look like an old Lawsons Store. Mr. Brennan questioned if there was a blue accent ban around <br />the Oakleaf sign above the window. Mr. Dotson indicated it was not blue around the sign it was <br />2
