, CITY OF NORTH OLMSTED <br />`•? "TOGETHER WE CAN MAKE A DIFFERENCE" <br />ARCHITECTURAL REVIEW BOARi) <br />MINUTES - NOVEMBER 17, 1999 <br />CONFERENCE ROONY - 5:30 P.M. <br />1. ROLL CALL: <br />Chairman, Zergott called the meeting to order at 5:40pm. <br />PRESENT: Chairman, B. Zergott, Board Members, T. Liggett, M. Yager and C. Allan. <br />ALSO PRESENT Assistant Building Commissioner, T. Rymarczyk and Clerk of <br />Commissions D. Rote. <br />ABSENT: Board member, K. Schulz <br />II. REVIEW AND CORRECTION OF MIN-[JTES: The Architectural Review Board minutes <br />for October 20, 1999 have been submitted for approval. <br />Chairman Zergott indicated that review of the October minutes would be deferred_ until the <br />next regularly scheduled meeting. <br />III. SIGNS: No Items. <br />IV. OLD BUSINESS: <br />1). CVS Pharmacx; PP#'s 235-11-009 to 013 and 235-11-047: <br />Proposal consists of demolition of three existing buildings and the construction of a new <br />10,125 square foot retail pharmacy. All parcels are zoned for this use except one which is <br />currently used for parking and will remain as such. Note: the Planning Commission on <br />October 12, 1999 referred this proposal. This proposal was tabled at the Arb meeting dated <br />October 20, 1999. <br />Chairman Zergott called all interested parties forward. Mr. Schiely, with Zerimba, Mr. <br />Zimmerman, with ZZ Designs and Mr. Self, with CVS Pharmacy came forward to present <br />their proposal. Mr. Schiely indicated that they would review the building designs and address <br />the changes that had been made and the landscape plans will also be reviewed. Mr. <br />Zimmerman commented that there had been further changes then from what the board had <br />received in their packets. Mr. Zergott suggested reviewing view 1 and so on so everyone <br />could follow the changes. Mr. Zimmerman indicated that the site plans show CVS is angled <br />on the site and corners Porter and Lorain Roads. The landscaped plan has been re-addressed <br />which will be covered later. Other issues deal with the architecture of the building the way it <br />relates to the site and the landscaping. Mr. Zimmerman commented that view 6 that he <br />would be reviewing is a new drawing. The board felt that the building was too blocky. The <br />masonry areas have been cut back. There are now contrasting stone trim, which creates <br />column, effects at the major building wall. There is now a stone like material to create a <br />patterning of contrasting color. The lower area has been subdivided in a similar manor <br />creating display windows and spandrel light windows at the points. The windows will be <br />along the entire back of the building. There will also be over hanging canvas awnings. The <br />detail on the building has also been changed by the use of the rod iron fencing being placed <br />along the lawn area. There will be landscaping in front as well as behind the fence. He felt <br />that the changes reflected what the Architectural Review Board had requested. There will be <br />brickwork between the awnings and the stones that was not there in the past. Mr. Yager
