r <br />indicated that the cornice was brought back. Mr. Zimmerman suggested the remainder of the <br />views the board members had were correct. The vertical stone bands, cornice, brick detailinar - <br />and lights will be continuous throughout the building. The canopy drive-throu has been <br />removed and replaced with an over hanging canvas canopy for the drive-throu. Mr. Schiely <br />reviewed that they would be framing the front entrance of the building with landscaping. <br />Evergreens have been integrated into the landscaping to give it a better balance appearance in <br />the winter. Norway spruce was added to frame the front of the building, which will screen <br />headlights of the cars ?oing through the drive-throu. New Texas hedging has been added <br />along the drive-throu that will maintain its appearance throughout the year. Norway spruces <br />have been added to the island in the drive-throu. Texas hedging has been added to <br />complement the entrance of the building. There will be sea green juniper along the west rear <br />wall to have year around life to the landscaping. There will be ornamental crab-apple trees, <br />which will flower in the spring. Below the awnings there will be viburna and juniper alone, <br />the base and on the perimeter of the sidewalk the landscaping has been pulled back to frame <br />the sign. There will be annual plants placed around the ground sign. There will be <br />ornamental pear trees along Lorain which will flower in the spring and have fall colors. Mr. <br />Schiely indicate that the new landscaping plans added to the overall site and there will be <br />annul plantings in three different areas. Mr. Zergott commented that he thought the Norway <br />spruce may become too large and block the view of cars leaving the drive-throu. Carpinus <br />could be used and it would flower and not grow as much. He suggested removing both <br />evergreens to make sure the view of the cars are not blocked. In the drive-throu island a blue <br />spruce will not outgrow the space. He questioned the crab-apple trees dropping fruit on the <br />sidewalks in the spring and suggested a pear tree that wouldn't bear as much fruit. Mr. <br />Yager suggested he liked the colors of the trees when they bloom, as it would complement <br />the building. Mr. Liggett questioned if there would be some type of brick pattern at the base <br />of the trees along the sidewalk. Mr. Zimmerman indicated that there were currently trees <br />along the sidewalks that would remain and they would not be making changes to their <br />appearances. Mr. Liggett remarked that the service bay entry bothers him, he knows that the <br />entrance was moved, but he would like to have the gates removed so they don't get left <br />open. The loading area needs to be screened. He" questioned what color of Spandrel glass <br />would be used in the fake windows. Mr. Zimmerman sugDested a lighter color then what the <br />plans show. Mr. Yager questioned if the spandrel glass be for display windows or will it look <br />like an empty display case. Mr. Yager commented that the presentation tonight is a step <br />forward, the cornice line has been addressed to some degree, and the canopy has been <br />addressed. The fake windows should have some type of display and seen at night. View 1 <br />the drive-throu needs to be pulled back a bit for safety. The CVS/Pharmacy is all that is . <br />needed on the East Side of the building as it faces residents. Mr. Rymarczyk indicated that <br />the applicants are allowed the name of the business and 2 products for signage. The wall <br />along the drive-thru is a little bland. View 2 troubles him because the loading dock faces <br />Lorain Road and asked if they would be will to move its location. Mr. Zimmerman indicate <br />that there was only so much they could do before the building is no longer a CVS pharmacy. <br />With this site it is putting this size of a building on a narrow site. The entrance being to the <br />south of the site is the best place for the entrance. The receiving area is along Lorain Road <br />and CVS will not treat the service area the same as it does at their other sites. The gates for <br />the loading area will be a high priority as it is at full view of the public. The screening of the <br />loading area has been taken to the furthest degree. Mr. Yager indicated that the loading <br />dock should not be seen from Lorain Road. He can not adjust to the loading dock being <br />placed along Lorain Road, as the delivery times will effect the appearance of the overall <br />building. Mr. Yager commented that the applicants had come a long way with the changes <br />that they have made, but he is not sure that the current building design should be allowed on <br />2
