?
the site. Mr. Zergott indicated that he felt the same way as Mr. Yager, but did not want the
building moved so that all you see from Lorain Road is a big parking lot. He likes the
current proposal and would like to see the coping to be continued around. Mr. Se1f
remarked that there would only be deliveries made once a week, it takes them about 4 hours
to unload the truck which we own. Mr. Zergott questioned the BFI pick-ups. Mr. Self
suggested that they could add in their contract that the garbage would have to be picked up
by a certain time in the mornings before business hours. Mr. Zergott questioned how often
CVS would have BFI pick-ups. Mr. Self indicated that he believed that it would be once a
week maybe twice during the holiday seasons. Mr. Yager questioned were the dumpsters
were located. Mr. Zimmerman indicated that it would be behind the gate. Mr. Liggett
suggested pushing the wall back and moving the gates back a bit. Mr. Zimmerman indicated
that the gates were behind the high walls. At this point in the meeting there was lengthy
discussion as to where the gates were located and where they should be located. Mr. Liggett
indicated that he wanted to see a site plan and a floor plan that matched each other as what is
being said does not match what the site plans show. Mr. Zimmerman indicated that all the
plans would be correlated and finalized to show what is being said the gates are not as far out
into the parking lot. As far as having artifacts in a lower window for pedestrians to view as
they walk would work, but to have artifacts throughout the fake windows would distract the
flow of traffic. Mr. Zergott indicated that he would like to see a complete set of plans before
the 23rd when the applicants go to the Planning Corrunission meeting. Mr. Liggett indicated
that he would also like to see the new plans. He further indicated that the broken down
boxes needed to be bundled up to make sure they are not unsightly. Mr. Zunmerman
suggested he would like to address the reason the cornice was not carried around the corner.
The cornice was not continued because they felt it made the building look boxy. Mr. Zergott
questioned if the roof tops units would be hidden from sight on the roof. He further
remarked that the applicants had done a great job working with each of the boards. Mr.
Zimmerman replied "yes". Mr. Yager inquired as to how the lights would be placed. Mr.
Zirrunerman indicated that there will only be wa11 lanterns used. Mr. Yager suggested that if
the lights are a wall wash they will work. He indicated that he was concerned with taking
out historical buildings that are already on the site; and what if CVS leaves town, the City
doesn't own the building so what would keep new owners from replacing it. There are only
three historical buildings left in North Olmsted and 2 of them are on this site and being
removed, he doesn't understand the thought of removing historical buildings to build a
historical looking one to take their place. Mr. Allan suggested there were three concerns at
the last Architectural Review Board meeting, one was"to have a more traditional look to the
building. Second the issue of where the loading dock is located and third the safety issue of
the location of the drive-thru. He likes the traditional look that has been presented, he is not
sure if the board has failed or not, because he likes the changes that have been made, and he
is sure that the applicants have done the best they can with the site. Mr. Yager remarked that
CVS has done a remarkable job working with the city to get the best look they can for the
corner. Mr. Allan indicated that he agreed that CVS has done the best they could, the drive-
thru could be a safety issue. Mr. Zimmerman suggested that the drive-throu could not be
changed any further. Mr. Schiley reminded the board members that the drive-thru would
only receive 2 to 3 cars an hour for pharmacy pick-ups and drop-offs. Mr. Rymarczyk
questioned were the other deliveries would be made. Mr. Zimmerman indicated that other
deliveries would be made through the front door. Mr. Allan remarked that he is not in favor
of tearing down the exiting buildings.
M. Yager motioned to approve CVS Pharmacy; PP#'s 235-11-009 to 013 and 235-11-047
their proposal which consists of demolition of three existing buildings and the construction of
3
