of the front facade, which showed both tops. Mr. Yager commented that he wanted to <br />! discuss the physical size of the entrance as that is why the proposal was tabled at the last <br />meeting. He questioned the width and height of the front facade, and asked if that amount <br />? of glass was necessary or if some of the glass could be removed. Mr. Masri suggested that <br />? most of the business is baby registry, the right side of the canopy area is a baby registry <br />area. That area will not be crowed nor will it have merchandise so it can be well lit and <br />comfortable for the patrons. Mr. Yager questioned if the area was a counter. Mr. Masri <br />reviewed on a site plan the area that the baby registry would be located. Mr. Yager <br />questioned if anything else would be taking place in the area. Mr. Elbin suggested "no" <br />they are just trying to create an open natural lit area. Mr. Allan questioned what would <br />take place to the left side of the canopy. Mr. Masri indicated that the left side of the <br />canopy is the exit doors. Mr. Zergott commented that he did not mind the glass, but <br />questioned why the top parapet was not continued to the end of the building. Mr. Elbin <br />indicated that they would take the parapet to the end of the building. Mr. Masri indicated <br />that he would prefer the facade to the end of the building. Mr. Elbin indicated that if the <br />board wanted the parapet to the end of the building they would take it to the end. Mr. <br />Zergott indicated that once the wood is removed it could be a mess. Mr. Liggett indicated <br />that Babies "R" Us did a good job making changes to the masonry base. It is a good <br />addition and there is more detail to the parapet, but he would like to see the parapet <br />continued across the entire building. Mr. Elbin indicated that would be done. Mr. Yager <br />commented that the front facade is enormous compared to all the neighboring buildings in <br />the area. The physical building is too small for the addition and the entrance needs to be <br />brought down in size. There was discussion regarding signage. Mr. Yager commented <br />that at the last meeting the board requested to see a proto type building, and a material list. <br />The board has yet to see either one presented. The applicants want to move on as quickly <br />• as they can but fail to produce what is asked of them. Mr. Zergott indicated that he liked <br />the new changes but the landscaping would have to be reviewed later as he just received <br />the plans tonight. He does not know what shape the existing plants and trees are in and <br />will go to the site to examine them. He further commented that he would not hold up the <br />proposal, but the landscaping would need to be subject to his approval in the motion. <br />K. Schulz motioned to approve Developers Diversified (Babies "R" Us) of 26520 Lorain <br />Avenue their proposal which consists of renovating the exterior front of the former Best <br />Products building. Provided that the parapet E.F.A.S. material is extended across the front <br />of the east side of the building. The landscaping plans are pending review by Mr. Zergott <br />recommendations and approval. The motion was seconded by T. Liggett. Roll call on the <br />motion; B. Zergott, T. Liggett, K. Schulz, "yes" M. Yager, "no". Motion Carried. <br />Mr. Zergott indicated that the board would review the ground sign changes requested at <br />the last ineeting. Mr. Elbin indicated that the change was basically the base of the ground <br />sign. The base will be brick, which will match the existing building, and the Developers <br />Diversified name will be removed. Ms. Schulz questioned why there were three tenant <br />spaces on the ground sign. Mr. Blair indicated that Developers Diversified would <br />eventually have 2 additional tenants. Mr. Rymarczyk commented that the Developers <br />Diversified sign, which was shown on the new plans, was not allowed unless the applicants <br />applied for a variance. Mr. Liggett remarked that the applicants pretty much did what was <br />asked as the baby superstore has been removed. <br />? K. Schulz motioned to approve Developers Diversified (Babies "R" Us) of 26520 Lorain <br />Avenue their proposal that consists of a monument sign, provided that the brick base <br />material matches the existing building as close as possible.
