Note: In the framing <br />of the motion Mr. Zergott questioned if the fence and lighting were addressed. Mr. Elbin <br />- indicated that there was some work that would need to be done to fix the fence and they <br />? would keep up with the repairs. Mr. Zergott questioned if the fence could be fixed or <br />should it be replaced. Mr. Elbin indicated that it could be fixed. Mr. Zergott questioned <br />the lighting regarding the loading dock area and sound barriers to shield noise from trucks. <br />Mr. Elbin indicated that there was one light in the back that will have a shield added. <br />V. NEW BUSINESS: <br />1). Thomasville Furniture: 27336 Lorain Road: <br />Proposal consists of remodeling the front elevation, installing landscaping, and a Pylon <br />sign. Note: The Planning Corrunission heard this proposal on September 14, 1999 and <br />September 28, 1999 at which time they referred the proposal to the Architectural Review <br />Board. <br />Chairman Zergott called all interested parties forward. Mr. Schill representing Thomasville <br />came forward. Mr. Schill indicated that Thomasville leased space in the shopping center <br />located across the street from the Bus building. They would like to open in the next couple <br />of months and have proposed a new facade for the entire shopping center. The proposal <br />consists of removing the wood shingles and using asphalt shingles. In their section of the <br />space they would like to use tile and E.F.A.S. for the front canopy. The remainder of the <br />center will remain masonry but the wood structures will be painted. Mr. Zergott indicated <br />that he would like to see the site plan. Mr. Schill reviewed that the pole sign would be <br />removed and that the proposed monument sign would require variances. Mr. Zergott <br />= commented that a more creative landscape design would need to be submitted. The <br />forester submitted a report and indicated that he wanted trees no larger than 4inches in <br />caliper. He suggested putting more into the landscaping. The planter boxes in the front of <br />the stores should be removed or handled in a manor that they are re-landscaped and a <br />bumper placed in front of them. There is not enough space between the car bumpers and <br />the planter boxes so people walk through the planter boxes. The bumpers should be placed <br />back away from planter boxes so the planters can survive. The dumpsters are all over the <br />place in the rear of the building. The back of the building is visible from McDonald's and <br />the dumpster's need an enclosure built or something should be done to keep the dumpster <br />area clean. Mr. Schill indicated that he could not address the other tenants needs as he was <br />only representing Thomasville. Mr. Zergott indicated that the dumpsters need to be <br />maintained by the owner of the building as it is a disgrace, there is garbage in the parking <br />lot and it is not maintained. Mr. Schill indicated that Thomasville intended to make sure <br />the bar area is kept up and they will make the absent owner aware of the boards' comments. <br />He suggested that they would work with a landscape architect to come up with a better <br />landscape plan. Mr. Yager indicated that the shingles would be Tamko mountain slate in <br />color and will be used on the roof. The tile that will be used will be leather C633in color. <br />The E.F.A.S. color will be weatfield by U.S. Gysum Company, all the wood will be painted <br />manila tan by Deluxe Paint Inc. Ms. Schulz asked if the facade would be raised to hide the <br />roof top units. Mr. Schill commented "no". Ms. Schulz questioned what would be used on <br />the walkway under the facade. Mr. Schill indicated that a gypsum board ceiling and lights <br />? with wall washers would be used. Mr. Zergott remarked that the Architectural Review <br />Board liked the existing lights and prefer to see them remain. Mr. Yager indicated that the <br />tile would look good as long as the architect makes sure that the tiles near the ground do <br />not pop off. The fact that the red wood is being painted is good, but the tile could be used <br />3
