to hide out the wood. The wood should be removed or faced over with the same tile to
make it look updated. He is glad the forester set a limit as to how big the size of the trees
could be as Lorain Road is a retail environment. Mr. Schill suggested that he was not sure
- about the tile being put on the pillars as he is not sure the owner will allow him to continue
- the tile. Mr. Yager suggested he would make it part of the Architectural Review Boards
recommendations. He further commented that he would like to address the monument sign
now as he liked the sign, it is in caricature of the building. Mr. Rymarczyk indicate that if
the signage were not reviewed now it would have to return to the Architectural Review
Board at a later date to be addressed. Mr. Schill indicated that he had a picture of an
existing sign, it will be individual channel letters and home furnishing has been removed to
stay within the 75sq ft requirements. The Thomasville sign is about 72square feet by itself.
Mr. Yager indicated that the signage is well done. He further commented that the owners
should be present at all the meetings and the other tenant signs should be uniformed
throughout the building. Ms. Schulz questioned what other signs would remain. Mr. Schill
indicated that the remainder of the signs would remain as they presently look. Mr. Yager
remarked that the Architectural Review Board would suggest the other signage be
addressed to the Planning Commission. Mr. Schill suggested he had talked to the other
tenants about new signage but they were not interested in changing their signs at this time.
The monument sign will be brick and he will try to match the existing color as close as he
could. Mr. Yager suggested using tile on the monument sign and if Z-wall adhesives were
used they would stay in place.
M. Yager motioned to approve Thomasville Furniture of 27336 Lorain Road their proposal
that consists of remodeling the front elevation, installing landscaping, and a Pylon sign.
The undersides of the Thomasville canopy to be painted to match the drywall or E.F.A.S..
40 The existing wood panels should be covered with tile and that the light fixtures be allowed
to remain in tact. The ground sign is to be masonry with a tile accent. The landscaping
plan should be revised and submitted to Mr. Zergott. The dumpsters are to be coordinated
as to their location in the back of the building so they are not visible and resubmitted with
the landscaped plans. The motion was seconded by K. Schulz and unanimously approved.
Motion Carried.
2). North Olmsted Baptist Church; 4816 Dover Center Road:
Proposal consists of adding a recreation center to the existing Church. Note: The Planning
Commission heard this proposal on October 12, 1999.
Chairman Zergott called all interested parties forward. Mr. Beatty the architect came
forward. Mr. Beatty indicated that there would be an addition that would consist of two
parts. There will be a new tower entrance added to draw the public's eye to the main
entrance of the church. The second addition will be a half court gym with classes, service
areas, heating kitchen and bathrooms. The majority of the addition will take place behind
the building. The floor plan has been reworked to that no variances will be needed. The
roof is low on the south side and the higher roof will be to the north, which will replace
some of the existing parking lot. The same roof materials will be used and the brick will
match the existing building so that the addition looks as if it has always been there. The
Planning Commission requested that the entire addition be brick. The church would like to
be allowed to keep the vinyl siding on the west side of the addition, which faces the woods.
? Keeping the vinyl siding will make it easier when a future addition is added. The church
would like to expand the half court into a full basketball court in 5 or 6 years. There are
four existing trees that will buffer the neighbor's view of the addition. Heavy woods will
also buffer the north side of the addition. Mr. Yager requested to view the entrance tower.
4
