The ball <br />above the store sign is to be blue to match the existing metal roof style. The owner should <br />be required to make the sign program consistent throughout the strip center. CVS PharmacX; PP#'s 235-11-009 to 013 and 235-11-047: <br />Proposal consists of demolition of three existing buildings and the construction of a new <br />10,125 square foot retail pharmacy. All parcels are zoned for this use except one that is <br />currently used for parking and will remain as such. <br />Chairman Zergott called all interested parties forward. Mr. Wojtila, from Zerimba, and Mr. <br />Self, with CVS came forward. Mr. Wojtila reviewed were the site would be located. <br />Photos were reviewed of the existing buildings, which are located around the proposed site. <br />The area in question is located in the historic district, and the proposal has been given a <br />certificate of approval from the Landmarks Commission. In late August there were many <br />meetings with the Landmarks Commission regarding the appearance of the building. The <br />? entrance will be located on the south side of the site, which is located at the corner of <br />Lorain and Porter. The portion of the building that faces the street will be brought back <br />, and angled so that there is a better view at the intersection. There will be rod iron fence <br />from the east drive-through exit around to the pedestrian entrance on the north side of the <br />site. The proposed building is different from any other building CVS has done in the past. <br />The service area will be located on the west side of the building and have a brick wall that <br />will extend to the bus shelter. There will be a sitting area with benches, and brick pavers in <br />front of the entrance to the store. There will also be lampposts placed around the site. The <br />drive-through window will be located on east side of the building. There will be a 4-foot <br />brick wall along the south rear property line, which will end 3 feet from the neighboring <br />property line. There will light fixtures strategically placed around the entire building. The <br />proposed building will be constructed entirely out of brick and will be seainless. The <br />service area will be tucked into the north west corner of the building, which faces Lorain <br />Road. The eatension of the brick wall is indented to hide the dumpsters and trucks inaking <br />deliveries. Mr. Yager questioned who the architect was on the project. Mr. Wojtila <br />indicated that the architect was Mr. Larson, from Retail Architects, H N T B is the site <br />engineer and there is a landscaping company that was also hired for the project. The <br />pedestrian entrance has been moved as the Planning Commission requested the entrance <br />line up with the last parking space. The color of brick will be a Mohican blend, the lights <br />will be sternburg 8850 which is their old town style. Mr. Yager suggested reviewing the <br />building before addressing the signage. He questioned the thoughts of the Landmark <br />? Commission and how the current proposal came about so the board can better appreciate <br />the efforts that have been put into the project. Mr. Rymarczyk indicated that any project <br />that takes place in the historical district is first submitted to the Landmarks Commission. <br />Once they have reviewed the project it is submitted to the Planning Commission and other <br />8
