Mr. Allan motioned to approve Szarka Financial Management of 29691 Lorain Road their <br />proposal that consists of demolition of existing office & construction of new office as <br />submitted. The motion was seconded by M. Yager. Roll call on the motion; M. Yager, T. <br />Liggett, C. Allan, and K. Schulz "yes", B. Zergott abstained from voting. Motion Carried. <br />Mr. Rymarczyk indicated that if the board did not address the signage it would have to <br />return for their review at a later date. Mr. Yager indicate that the sign was just a tenant <br />sign and felt it was warranted. Mr. Liggett motioned to approve the signage for Szarka as <br />submitted. The motion was seconded by K. Schulz and unanimously approved. Motion <br />Carried. <br />5). The Reclining Furniture Co. 25151 Lorain Road: <br />Proposal consists of alteration to front farade of existing building as well as interior <br />renovations. Note: The Planning Commission heard this proposal on October 12, 1999. <br />Chairman Zergott called all interested parties forward. Mr. Schultz, the owner, and Mr. <br />Bickerstaff, the CEO for Ubiquitous came forward. Mr. Bickerstaff indicated that the new <br />facade would be located in the center of the existing strip. There is an existing metal <br />standing seam blue roof, that will be duplicated on the east side business. The existing roof <br />slopes back about 30degrees and that will be straightened out by adding an E.F.A.S. <br />facade, which will create a new entry look. There will be two bookend type columns on <br />either side of the entry doors. Mr. Yager inquired if the new facade would include the <br />entire center or just Reclining Furniture. Mr. Bickerstaff indicated that only Reclining <br />Furniture would have the new facade. Mr. Zergott questioned how would the area <br />between Pier One and Reclining Furniture be addressed. Mr. Bickerstaff coinmented that <br />the owners would just reface the existing sign. Mr. Yager suggested carrying the blue roof <br />• around the east corner as well as to the edge of the new facade between Pier One and <br />Reclining Furniture. Mr. Zergott questioned if the applicants were addressing all the signs <br />in the center of just Reclining Furniture's. Mr. Schultz commented that he would be using <br />raised letters as he did not like the raceways. They will also have copper sides, as far as the <br />colors he is thinking of blue but is not sure yet. Mr. Zergott suggested talking to the owner <br />of the building, regarding other signs on the building. He is trying to pull the appearance of <br />the center together and redoing the signs would complete the look. Mr. Bickerstaff <br />indicated that he would approach the owner about all of the signs in the strip center to <br />create a more uniformed appearance. He indicated that as the owner was not requiring the <br />tenant to pay for the new facade he did not address the other signs. Mr. Yager indicated <br />that the raceways have liinitations and as to their usefulness. Mr. Bickerstaff indicated that <br />the E.F.A.S. will have a sand texture that is a sunlight color and a rain cloud blue color for <br />the horizontal bands. The masonry used on the columns will match the existing masonry on <br />the building. Mr. Rymarczyk indicated that the City would need a copy of the material list <br />to keep with the case file. Mr. Bickerstaff indicated that he would send a copy of the <br />material list to the City. W. Zergott questioned if the windows and doors would be <br />addressed. Mr. Bickerstaff indicated that they would be cleaning the existing windows and <br />new doors would be added. Mr. Liggett questioned if the brick could be closer in color to <br />the existing brick. Mr. Bickerstaff commented that he was unable to match the existing <br />brick color, so a darlington sand dollar color will be used. Mr. Zergott questioned if the <br />owner would be addressing cleaning up the area around the center. Mr. Schultz suggested <br />that for now they will be addressing the new storefront only but would bring it up with the <br />• center's owner at a later date. Ms. Schulz questioned lighting. Mr. Bickerstaff reviewed <br />that the pole lights along the front sidewalks would be removed and the lights alone the <br />City sidewalk will reinain.
