Mr. Yager suggested that the board <br />should allow the 5-foot letters. Mr. Rymarczyk indicated that it would be an 11-foot high <br />sign because of the underscore. Mr. Yager suggested that, he didn't think of it as an 11-foot <br />high sign, it is more like a 5-foot sign with an underscore. Mr. Blair questioned if Mrs. Schulz <br />wanted the width of the panels changed. Mr. Yager suggested that Developers Diversified <br />should be removed and they could use a plaque on the base, if it is allowed. Mrs. Schulz <br />questioned how many tenants there would be, if there is only going to be 2 tenants the sign <br />should only have 2 tenant spaces. <br />T. Liggett motion to approve Developers Diversified (Babies "R" Us) of 26520 Lorain <br />Avenue their proposal which consists of a sign package for Babies "R" Us with .the following <br />recommendations; The building sign to remain size wise in location of the front door. Take <br />into consideration the overall size of the new facade to that sign. The monument sign: remove <br />the Developers sign and move it to the base area if it is allowed. The base area should be <br />masonry not bronze alumulum and the tenant's area should be reapportioned for two. The <br />motion was seconded by K. Schulz and unanimously approved. <br />IV. OLD BUSINESS: No items <br />V. N-EW BUSINESS: <br />Developers Diversified (Babies "R" Us); 26520 Lorain Avenue: <br />Proposal consists of renovating the exterior building of the former Best Products building. <br />Acting Chairman Yager called all interested parties forward to review their proposal. Mr. <br />Elbin and Mr. Blair came forward to review Babies "R" Us. Mr. Elbin indicated that Babies <br />"R" Us would be occupying most of the best products building. The front facade will include <br />a new entry that will extend out a couple of feet. There is currently wood across the front <br />that will be removed to expose the brick that is belund the wood. The new entrance will be <br />composed of an exterior insulation system that will be beige in color. There will be a green- <br />teal pre-finished glass front. There will be a blue lilac canopy designed out of inetal. The <br />parking lot will be repaired, re-striped and the fire hydrant will be painted. There will also be <br />landscaping in the front of the building. The existing trees will remain and the overgrown <br />shrubs will be removed and replaced with new landscaping. The monument sign will also <br />have landscaping placed around the base. Mr. Yager questioned where the ground sign would <br />be placed. NIr. Elbin indicated that the ground sign would be placed at the west side of the <br />Lorain entrance. 1VIrs. Schulz asked what the square footage of the vacant side of the <br />building. Mr. Blair commented that it was about 11-thousand square feet. Mr. Yager <br />questioned what the total square footage of the entire building was. 1V1r. Elbin indicated that <br />the building was about 53 thousand square feet and Babies "R" Us would use about 42 <br />thousand square feet of that total. Mr. Liggett commented that he had reviewed Babies "R" <br />Us as a minor change a while back. He questioned if there would be enough brick for the <br />entryway. Mr. Elbin indicated that the existing entryway would be incorporated into the new <br />entry. Mr. Yager questioned if the applicants had examined what had been used to attach the <br />wood that is presently in place to make sure the brick is not damaged. Mr. Elbin indicated <br />that none of the wood had been removed so they were not sure how the wood was attached. <br />They will be salvaging any of the bricks removed so that they can be reused. Mr. Yager <br />indicated that the reason he had asked was because the person that placed the wood might not <br />have been sensitive to the brick.
