Konold motioned to grant North Olmsted Baptist Church of 4816 Dover Center Road their <br />Request for special pernut (1165.02). Which consists of adding an addition to a non-conforming building <br />and that the following permit be granted: <br />A special permit to add to a non-conforming building, (existing structure does not meet the 50' setback <br />requirements). Which is in violation of Ord. 90-125 section, (1165.02). The motion was seconded by T. <br />Koberna and unanimously approved. Special Permit Granted. Note: This proposal will need to go <br />before the Board of Zoning and Development. <br />6. Reclining Furniture: 25151 Loraul Rd. <br />Request for variance (1123.12). Proposal consists of a new entrance. <br />The following variances are required: ' <br />A special permit to add to a non-conforming building, section (1165.02). <br />1) A variance to enlarge a non-confornung building, section (1165.02 B1). <br />2) A 30 faot 2 inch variance for front setback, (code requires 75sqft, applicant shows 44'10"sqft), <br />sections, (1139.07). <br />Which is in violation of Ord. 90-125 sections, (1165.02 Bl) and (1139.07). <br />Chairman Gomersall called all interested parties £orward, and reviewed the variances requested. Mr. <br />Biskerstaff, the architect came forward to review the request. Mr. Gomersall requested the applicants <br />review the plans. Mr. Biskerstaff indicated that the facade would be new and eYtend 5 feet from the <br />elisting building. He indicated that the owners would like to reface the furniture stare and enhance the <br />appearance of the entire strip center. The reason the variance is needed is because the two pillars that <br />will be added to the existing sidewalk encroach the setback by 5 feet. Mr. Gomersall commented that the <br />canopy was the only thing that required a variance. Mr. Biskerstaff indicated Mr. Gomersall was correct. <br />Mr. Gomersall indicated that the ArchitectLiral Review Board requested that the aluminum frames and <br />windows be cleaned. Mr. Bickerstaff remarked that they would be cleaned eYtensively. Mr. Kremzar <br />questioned if the addition would get into the way of any vehicles. Mr. Biskerstaff commented that the <br />eiistuig light posts along the sidewalk would be reinoved to open up the drive area. <br />W. The proposal consists of a change of sign color. <br />The following variances are requested: <br />1) Upholding the decision of the Architectural Review Board for color change, from blue too red. (code <br />requires the sign color to be compatible with the existing and or proposed sign, applicant shows red). <br />Which is in violation of Ord. 90-125 section, (1163.04 J). Note: Applicant is appealing the decision of the <br />Building Commission, to follow Architecriiral Review boards recommendations. <br />Chairman Gomersall called all interested parties forward, and reviewed the variances requested. Mr. <br />Frye, with Bennett Dover came forward to review the request. The owner believes that a red sign would <br />help his business be seen from Lorain road. Mr. Konold questioned what color of red the applicant <br />4
