signs was an annual event for Hobby's Etc. and felt the request was waxranted. No further comments were
made.
J. Maloney motioned to approve Hobby's Etc. of 23609 Lorain Road their request for variance (1123.12).
Which consists of temporary signage and that the following variance be granted: A temporary sign variance
for the following dates: September 20 through 25, 1999, and December 13 through 18, 1999. Said signage
to be a 4'x 8' foot mobile sign unit. Which is in violation of Ord. 90-125 section, (1163.12 G). The
motion was seconded by J. Konold and unanimously approved. Variance Granted
5. David Schrembeck; 31453 I,orain Road:
Request for variance (1123.12). Proposal consists of using the existing structure as a place of business.
The following variances are requested:
1) A 34 foot variance for front yard setback (code requires 100 ft), (1145.07)
2) A 9 foot variance for East Side yard setback (code requires 20ft), (1145.07).
3) A 3 foot 6inch parking variance for east sideyard setback (code requires lOft), (1145.07).
4) A 9 foot variance for driveway width (code requires 18ft), (1161.10)
Which is in violation of Ord. 90-125 sections, (1145.07) and (1161.10).
Chairman Gomersall called all interested parties forward, and reviewed the variances requested. Mr.
Schrembeck the proposed owner and Mr. Wolf the owner of the property came forward to present their
proposal. Mr. Gomersall indicated that there were quite a few variances being requested. He suggested
that most of the items were preexisting and couldn't be changed. He questioned where the proposed
parking in the rear would be placed. Mr. Schremback reviewed where he would want to place the future
parking lot. Mr. Gomersall suggested that there could be a problem with the downspouts, as they were not
hooked up to the sewer line. He requested Mr. Wolf indicate if he was correct that the downspouts released
the water into the yard. Mr. Wolf indicated that, that was correct. Mr. Gomersall indicated that that could
be a problem as the water ran off into the neighboring yards. He commented that the building department
would be sending out the engineering department to take a look at the situation. Mr. Schrembeck
questioned if the engineering department would come out now or when the driveway was put in place. Mr.
Gomersall indicated that the engineering department would be sent out now, and advise the owner as to
what would need to be done. He further commented that the downspouts would have no bearing on the
requests this evening. Mr. Schrembeck questioned if the engineering department could require him to dig
and connect to a storm sewer. Mr. Conway indicated that the engineering department could require the
owner of the property to connect to a storm sewer, it would depend on the existing conditions, he suggested
Mr. Schrembeck talk directly to the engineering department. He further reviewed that a property owner's
water could not spill off onto a neighbor's property, it must be contained on his or her own property. 1VIr.
Conway indicated that there were a few caveats with this proposal, Mr. Sctirembeck is coming into occupy
an existing dwelling for himself and another person with no additional specks at this point and time. He
commented that NIr. Schremback is not presently proposing to change the exterior of the building, but has
indicated future plans for parking lots or additions or what ever it may be. He needs to understand that he
may not be granted the variances required in the future, so Mr. Schrembeck should proceed cautiously and
to make sure he understoocl what he was getting into. Mr. Schrembeck indicated he understood. Mr.
Gomersall indicated that there was really nothing that could be done about the variances being needed and
therefore he didn't see any reason to not grant the variances requested. He asked if there were any further
questions. No further comments were made. -
T. Kobema motioned to approve David Schrembeck of 31453 Lorain Road his request for variance
(1123.12). Which consists of using the existing structure as a place of business and that the following
variances be grantecl:
1) A 34 foot variance for front yard setback (code requires 100 ft), (1145.07)
2) A 9 foot variance for East Side yard setback (code requires 20ft), (1145.07).
3) A 3 foot 6inch parking variance for east sideyard setback (code requires lOft), (1145.07).
