,' . . . <br />current sign is 23 square feet, and the new sign would be about 22 square feet. Mr. Kremzar asked why the <br />24 in the open 24 hours sign had to be bigger than the letters. Mr. Bizjak indicated Giant Eagle wanted it <br />that size to stand out. Mr. Conway questioned vwhy a permanent open 24-hour sign was needed, when a <br />temporary sign or window sign could be used until the residents become familiar with the store hours. Once <br />residents are familiar with the stores hours the sign is not needed. No further comments were made. <br />W. Kremzar motioned to approve Giant Eagle of 4700 Great Northern Blvd. their request for variance <br />(1123.12), and that the following variances are requested: <br />1) A 130.3 square foot variance for sign face area for sign # 1(Code permits 75sq ft. they request 205.3sq <br />ft. (1163.12 A) <br />2) A variance to erect a second wall sign 94 (Code pernuts 1, they request 2), (1163.12 A). <br />3) A 28.6 square foot variance for business unit sign face area (Code permits 265sq ft. they request 293.6sq <br />ft. which includes the existing Star Bank sign), (1163.11 C). Which is in Violation of Ord. 90-125 <br />section (1163.12 A) and (1163.11 C). The motion was seconded by J. Konold and unanimously <br />approved. Variances Granted. <br />9. Firstar: 4700 Great Northern Blvd.: <br />Request for variance (1123.12). Proposal consists of a sign package. <br />Note 1: Firstar has no frontage but is allowed to have a wall sign because it is a separate use. This is written <br />up assuming the Board of Zoning Appeals board allows Giant Eagle their variances at this meeting. At <br />which point it is over the allowable business unit signage. <br />Therefore the following variance is requested: <br />1) A 27. 3 square foot variance for business unit signage, (code permits 265sq ft applicant will be at 292. <br />3sq ft). (Firstar sign is 1.3square feet smaller than the present Star Bank sign). <br />Note 2: If Giant Eagle is denied their varia.nces, the existing signage with the new bank sign totals 286square <br />feet, and would then need the following variance: <br />1) A 21square foot variance for business unit signage, (Code allows 265sq ft applicant would require 286sq <br />ft). Which is in violation of Ord. 90-125 section (1163.11 c). <br />W. Kremzar.motioned to approve Firstar of 4700 Great Northern Blvd. their request for variance (1123.12), <br />and that the following variance be granted: A 27. 3 square foot variance for business unit signage, (code <br />permits 265sq ft applicant will be at 292. 3sq ft). Which is in violation of Ord. 90-125 section (1163.11 c). <br />The motion was seconded by J. Konold and unanimously approved. Variance Granted. <br />10 Mark Gaulding; 6781 Maplehurst Road: <br />Request for variance (1123.12).Proposal consists of adding an addition garage bay and workroom. <br />The following variances are required: <br />1) An 8.9 foot variance for rear yard setback, (Code requires 10'ft, applicant shows l.lft), (1135.02 C 2). <br />2) A 9% variance for rear yard lot coverage, (20% allowed by code or 1,008sq ft, existing deck is 288sq ft <br />+ proposed & existing garage of 1,172.5sq ft = 1,460aq ft), (1135.02 D 2). <br />3) A 422.5 square foot variance for total floor area, (Code permits 750sq ft, applicant requests 1,172.5sq ft), <br />(1135.02 C 1). Which is in violation of Ord. 90-125 sections (1135.02 (C 2), (D 2), and (C 1). <br />Chairman Gomersall called all interested parties forward, and reviewed the variances requested. Mr. <br />Goulding, the owner, and Mr. & Mrs. Deeley, a concerned neighbor came forward. Mr. Gomersall asked <br />what the dimensions of the existing garage were. Mr. Goulding suggested the eYisting garage is 24.3 x 24.3. <br />Mr. Goulding suggested the addition on the back of the garage would be 9.5 feet x 24'feet and the additional <br />bay would be 11'feet x 33.5 feet. Mr. Gomersall asked if the Deeley's understood what was being asked for. <br />Mr. Gomersall reviewed to the Deeley's what would be added. Mr. Deeley asked if the front of the garage <br />would look like the drawing. Mr. Gomersall indicated Mr. Deeley was correct that the front of the garage <br />would look like the drawings. Mr. Deeley indicated he didn't believe the front of the garage would look like <br />the picture. He asked if 1VIr. Goulding was going to change the whole roof. Mr. Goulding indicated he <br />would be replacing the whole roof. Mr. Goulding suggested the existing roof would be split and one side <br />would be moved over and merged with the new roof and the existing roo£ Mrs. Deeley asked how high the <br />roof would be. Mr. Goulding indicated the roof would be 15'feet high. Mr. Gomersall asked Mr. Conway if <br />a 15'foot roof is allowed. Mr. Conway suggested he believed it was O.K., but would check to make sure. <br />Mrs. Deeley asked if there would be anotber patio next to the garage. Mr. Goulding suggested it would be <br />6
