Conway indicated the Planning Commission can only approve one driveway so this board will need to <br />. address request number 8. No further questions were asked. <br />T. Koberna motioned to approve Olmsted Manor of 27380 Mill Road their request for variance (1123.12). <br />The Proposal to construct a two-story assisted living building and that the following variances be granted: <br />1) A 7'foot variance for west-side parking setback, (code requires 20'ft), (1138.05). <br />2) A 12'foot variance for rear parking setback, (code requires 20'ft), 1138.05). <br />3) A 18.5 foot variance for east building sideyard setback, (code requires 43.5ft), (1138.05). <br />4) A 30.8' foot variance for west building sideyard setback, (code requires 33'ft), (1138.05). <br />5) A 12'foot variance for front building yard setback, (code requires 100'ft), (1138.05). <br />6) A 19.4 foot variance for rear building yard setback, (code requires 51.4 ft), (1138.05). <br />7) A.08% variance for lot coverage, (code pernuts 25%), (1139.05). <br />8) A variance to have NO driveway accesses (code requires 2 access driveways), (1161.10). <br />9) A variance to have a loading/unloading area within 50'feet of residential lot line, (1161.13 B). <br />Which is in violation of Ord. 90-125 section (1138.05), (1139.05), (1161.10), and (1161.13 B). The motion <br />was seconded by W. Kremzar and unanimously approved. Variances Granted. <br />12. Lusardo Homes; Kennedy Ridge: <br />Request for variance (1123.12). Proposal consists of a proposed lot. <br />The following variance is required: <br />A variance for rear property line to be less than the 135'foot required by code (Code requires 135'feet at all <br />points). Which is in Violation of Ord. 90-125 section (1135.05 A, 3). Note: Lot is approximately 180' feet <br />wide, rear lot line is approximately 163' feet deep at the east side of lot and 69'feet at the west side. B <br />district requires 70'foot width. At this point lot is 126'feet deep. The Planning Commission heard this case <br />on 2/23/99, at which time the Commission approved Lusardo Homes lot split contingent upon variances <br />being approved. <br />Chairman Gomersall called all interested parties forward, and reviewed the variances requested. Mr. <br />Lusardo came forward to present his proposal. Mr. Gomersall suggested the Planning Commission has <br />reviewed this case and would like to see the variance granted. Mr. Lusardo suggested they could build a <br />home and still meet the required setbacks. No further questions were asked. <br />J. Konold motioned to approve Lusardo Homes of Kennedy Ridge their request for variance (1123.12), and <br />that the following variance be granted: <br />A variance for rear property line to be less than the 135'foot required by code (Code requires 135'feet at all <br />points). Which is in Violation of Ord. 90-125 section (1135.05 A, 3). Note: Lot is approximately 180' feet <br />wide, rear lot line is approximately 163' feet deep at the east side of lot and 69'feet at the west side. B <br />district requires 70'foot width. CPA: 30701 Lorain Road: <br />Request for variance (1123.12). Proposal consists of a sign package. <br />The following variance is required: <br />A variance to have a telephone number on a sign, (Code doesn't allow this), (1163.03 a-1, c). <br />Note: This insert was installed in the non-confornung ground sign without obtaining a permit. Dan Belda <br />occupies a second floor suite and has no wall signage presently. <br />Chairman Gomersall called all interested parties forward, and reviewed the variance requested. Mr. Belda <br />the owner of the CPA firm came forward to present his proposal. Mr. Belda suggested the landlord got a <br />variance for his sign and the Sign Company just put the sign in and he had to pay for it. No further questions <br />were asked. <br />W. Kremzar motioned to approve Daniel Belda, CPA of 30701 Lorain Road his request for variance <br />(1123.12), and that the following variance be granted: <br />A variance to have a telephone number on a sign, (Code doesn't allow this). Which is in Violation of Ord. <br />90-125 section (1163.03 a-1, c). Note: This insert was installed in the non-conforming ground sign without <br />obtaining a permit.
