Mr. Kush suggested they had done a study <br />and there are no more then 10 cars at a time. Mr. Gomersall suggested the one parking space requested <br />was not a major issue for the board members. Mr. Forester indicated that Mr. Kush has been in the City <br />for some time and they have a long-term goal of eventually owning the property. Mr. Kremzar asked <br />about the rear exit that Mr. Forester suggested would be removed. If there is an emergency, how would <br />the back office workers get out. Mr. Conway the building commissioner suggested because of the size of <br />the building that would not be an issue. Mr. Forester indicated he would ask Horizons to extend the <br />existing easement to include the new addition. Mr. Gomersall indicated the developer would still need <br />all the variances being requested. No further questions were asked. <br />W. Kremzar motioned to approve Oakleaf Furniture of 23789 Lorain Road, their request for variance <br />(1123.12). Proposal to consist of: Interior & e;cterior alterations, and building addition. (1139.08) <br />17) A variance NOT to have a truck loading/unloading area (12' x 25' required) (1161.03). <br />18) A variance for excessive land coverage (code allows 25%, they have 35%) (1139.05). <br />19) A variance for 1 car parking (18 req'd, they have 17 plus 2 non-conforming spaces) (1161.05) <br />20) An 8" inch height variance for wall sign (4' foot allowed, they have 4'.8") (1163.12). <br />21) A 13 square foot variance for wall sign (75' sq. ft. allowed; they have 88' sq. ft.) Proposal consists of a sign package. <br />The following variances are requested: <br />1) A variance to install4 additional wall signs (Code permits 1, they request 5) (1163.12 A). <br />2) A 2' foot height variance each for wall signs 42, #3, #4, and #5 (Code permits 4'ft. they request 6'ft. <br />(1163.12 A). <br />3) A 99' square foot variance each for wa11 signs 42, #3, #4, and #5 (code permits 75'sq.ft. each they <br />request 174' sq. ft. each). (1163.12 A) <br />4) 444' square foot variances for signage business use (coed permits 286' sq. ft. they request 730'sq. ft. <br />(1163.11 A). <br />5) A 518' square foot variance for signage business building use. (Code permits 212'sq. ft. they request <br />730' sq. ft. (1163.11 B). <br />Which is in Violation of Ord. 90-125, sections (1163.12 A) and (1163.11 A, B). <br />Note: A) No Banner is being asked for in this variance as called for on drawing. B) Entire mansard is to <br />be painted white & will require minor change approval. If area behind sign were to be painted white <br />only, the white area for the sign background would then be considered signage & Sq. Footage of signage <br />would increase accordingly. This would require an additional variance. <br />Chairman Gomersall called all interested parties forward and reviewed the variances being requested. <br />Mr. Helsel, and Mr. Olson came forward to present their proposal.
