they are the new owners and are doing the same for all 45 Finest stores. This location has existing signs <br />on every wall of the building. There is presently a 6'foot set of illuminating Finest letters that are <br />120square feet each. Tops would like to just replace the existing signs with the same height signs and add <br />their corporate logo. The 6'foot Tops sign is slightly larger than the Finest sign by about 8' feet <br />increasing the square footage to 50' square feet per sign. The number 1 sign is the addition of the food <br />market sign that would go on the entrance elevation. Every Tops location that doesn't have a pharmacy <br />will have Food Market on the front entrance of the building. The Food Market sign is a 24" inch non- <br />illuminated sign. The owner would like to just replace the signage that presently exists, with the <br />exception of the size being slightly larger. The mansard roof is currently a dark bronze comigated metal. <br />The owners would like to paint the entire mansard white, and the signage would be red. Mr. Gomersall <br />asked why the bigger signs would be needed. Mr. Helsel suggested only the logo itself is larger then the <br />eYisting signage the rest of the letters will be 5'feet. The letters themselves will be smaller than what is <br />presently there. The only reason the overall square footage is larger is because the size of the logo makes <br />it 8'foot. Mr. Olson suggested it would clean up the building. Mr. Olson indicated that the signage <br />would be smaller than the existing signage as Finest doesn't have a logo and Tops does. Mr. Gomersall <br />asked if there were any further questions from the board members or the au(iience. <br />J. Maloney motioned to approve Tops Markets of 23650 Great Northern Shopping Center their request <br />for variance (1123.12). Proposal to consist of a sign package, and that they be granted the following <br />variances: <br />1) A variance to insta114 additional wall signs (Code permits 1, they request 5) (1163.12 A). <br />2) A 2' foot height variance each for wall signs #2, 43, #4, and 95 (Code pernuts 4'ft. they request 6'ft. <br />(1163.12 A). <br />3) A 99' square foot variance each for wall signs #2, #3, #4, and #5 (code pernuts 75'sq.ft. each they <br />request 174' sq. ft. each). (1163.12 A) <br />4) 444' square foot variances for signage business use (coed permits 286' sq. ft. they request 730'sq. ft. <br />(1163.11 A). <br />5) A 518' square foot variance for signage business building use. (Code permits 212'sq. ft. they request <br />730' sq. ft. (1163.11 B). Which is in Violation`of Ord. 90-125, sections (1163.12 A) and (1163.11 A, <br />B). Note: A) No Banner is being asked for in this variance as called for on drawing. B) Entire <br />mansard is to be painted white & will require minor change approval. The motion was seconded by <br />J. Konold and unanimously approved. Variances Granted. <br />3. AIRI'S Place Restaurant; 4998 Dover Center Road: <br />Request for variance (1123.12). Proposal consists of a Sign package. <br />The following variances are requested: <br />1) A variance to place the ground sign within a triangle formed between points on the street right of way <br />line and the nearest edge of an intersection drive within 35' feet from their intersection <br />2) A 20' foot inside lot setback variance (Code requires 25'feet, they are asking to be 5' feet) Which is <br />in Violation of Ord. 90-125, Sections (1163.12 (B). Note: Owner is using 12'. 5 square feet of excess <br />wall signage and applying it to the ground sign. <br />Chairtnan Gomersall called all interested parties forward and reviewed the variances being requested. Mr. <br />Likakis, and Mr. Emmanuel Likakis the owners Airi's Place came forward. Mr. Maloney indicated he <br />felt the location of the ground sign would be hard to see as their neighbor has a very large truck parked in <br />an area which makes it difficult to see it when traveling north on Dover Center Road. He suggested the <br />board allow the applicants to elevate the ground sign some. That would provide safety for the sign, and <br />allow cars traveling north and south on Dover to see the sign. Mr. Emmanuel Likakis asked if the board <br />members were asking them to raise the sign. Mr. Conway, the Building Commissioner suggested the <br />board members were addressing a visibility issue not a sa.fety issue, therefore the owners can relocate the <br />sign as there is plenty of land. Mr. Likakis suggested he felt the owner of the van would not have a <br />4
