. , <br />1) A Special Permit to add to a non-conforming building (1165.02) <br />2) A 37' foot variance for front yard set back of building (75' feet req'd) (1139.07). <br />3) A 22 car parking variance (60 spaces req'd, there are 38 existing conforming spaces) (1161.05). <br />NOTE: There are 7 parallel parking spaces on this site if a variance were to be granted for them the above <br />request for 22 car parking spaces would be reduced to 15. Which is in Violation of Ord. 90-125, Sections <br />(1165.02), (1161.05), and (1139.07). <br />Chairman Gomersall called all interested parties forward and reviewed the variances being requested. Mr. <br />Jones came forward to present Auto Body's proposal. Mr. Gomersall reviewed the variances being <br />requested, and asked Mr. ]ones to review his proposal. Mr. Jones suggested there is an auto body shop <br />presently in place and the owner, Angelo would like to expand the building out by 20' feet the entire <br />length of the building. Right now the estimators are doing the estimating outside in the elements, which <br />makes it hard to get an accurate estimate during the winter and fall months. Adding the addition will <br />create a need to push the existing parking spaces forward. Bring the parking spaces forward allows them <br />to make the existing double entrance into one and create a drive through bay. Additional parking will be <br />behind the rear of the building. We have a letter from the abutting neighbor Mr. DiBenedetto & <br />Companies indicating they would allow the Auto Body employees to use their parking lot. The new front <br />will be enhanced as new landscaping will be added. Mr. Gomersall indicated he reviewed the prints as <br />well as visited the site. He indicated dle proposal was well done, and had no objections to any of the <br />variances being requested. Mr. Gomersall asked if there were any further questions from the board <br />members. Mr. Kremzar questioned if the case file had a copy of Mr. DiBenedetto's letter, and suggested <br />if not that one be submitted for t11e file. Mr. Jones submitted a copy of Mr. DiBenedetto's letter for the <br />file. <br />J. Konold motioned to approve the proposal of Suburban Auto Body, 26618 Brookpark Road Ext. <br />their request for variance (1123.12). <br />1) A Special Permit to add to a non-conforming building (1165.02) <br />2) A 37' foot variance for front yard set back of building (75' feet req'd) (1139.07). <br />3) A 22 car parking variance (60 spaces req'd, there are 38 existing conforming spaces) (1161.05). <br />Which is in violation of Ord. 90-125, Sections (1165.02), (1161.05), and (1139.07)? The motion was <br />seconded by, W. Kremzar and unanimously approved. Variance Granted. <br />2. North Olmsted Evangelical Friends Church; 5665 Great Northern Boulevard: <br />Request for variance (1123.12). Proposal is to add an addition to existing building consisting of a family <br />life center; expansion of sanctuary; new classrooms and offices. <br />The following variances are needed as well as a special permit to add to a non conforming building: <br />1) A special perinit to add to a non conforming building (1165.02). <br />2) A 25' foot rear yard setback variance (code requires 75'ft., applicant requests 50' ft. (1118.02 (F) (2) <br />B). <br />3) A variance to allow parking in the front setback area (1118.02 (f) (2) C). <br />4) If parking is allowed in the front setback area an 8' foot variance is needed to allow parking closer to <br />the property. (Code requires 20' feet (1118.02 (fl (2) C). <br />5) A 5' foot height variance to raise existing ground sign to 10' feet (code permits only 5'foot <br />height(1163.08 (a)). Which is a Violation of Ord. 90-125, sections (118.02) (f) (2) B C, (1163.08 (A), <br />and (1165.02). Note: Heard by the Planning Commission on January 12, 1999. <br />Chairman Gomersall called all interested parties forward and reviewed the variances being requested. <br />Mr. Shirkey, and Pastor Schultz , as well as the following concerned residents came forward: Councilman <br />McKay, Mrs. Giesser, Mr. Rech, Mrs.Brown, Mr. & Mrs. Malensky, Mr. & Mrs. Graven, Mr. & Mrs. <br />Frimel, Mr. & Mrs. Losh, Mr. & Mrs. Ballard, Mr. D. Ballard, Mr. Minadeo, Mr. & Mrs. Stack, Mr. & <br />Mrs. Soldericsch, Mr. & Mrs. Lavelle, and Mrs. Sasak. Mr. Gomersall asked Building Commissioner, <br />Conway if the rear setback had been changed. Mr. Conway suggested there are air conditioning units that <br />will exceed the requested 25' foot and will require an additional 8' feet. Mr. Gomersall indicated that a <br />33' foot variance would then be needed. Mr. Conway suggested Mr. Gomersall was correct. Mr. <br />2
