Mr. Corell <br />questioned if this would be a good place for a car lot, and questioned why the city <br />would want another car lot on Lorain Road. What greater good is coming from <br />granting variances and changing the zoning of lots. Mr. Konold. indicated that the <br />car lot has been there a long time and they own the property and it is up to them <br />on what they do with their lot. Mr. Corell indicated that the existing lots work as a <br />buffer now and if the lots are rezoned the residents will lose the buffer. Mr., <br />Gomersall indicated that Halleen has done a good job on improving their lot. This <br />board can not address rezoning what they can do is address the variance request <br />before them this evening. What they are proposing will be an asset to the area. <br />Miss. Marguerite indicated that that would be easy for the board members to say <br />as they do not live next to the area in question. Mr. Corell suggested that the car <br />dealership was devaluating their property. He suggested that Mr. Halleen <br />commented that as Iong as he owns the property it will never be developed as <br />residential. There was a lengthy discussion as to whether or not the two lots on <br />Dewy Drive were developmental as residential lots. Mr. Maloney remarked that <br />the architect has tried to preserve the residential area with landscaping and <br />mounding. The lighting that is used in today's market will not hinder the residents. <br />The methods and technology of today prevents the lighting from spilling over to <br />the neighbors' lots. Without seeing a detailed completed packet and looking at <br />what has'been submitted, he believes the applicant has done a good job. Mr. <br />Koberna indicated that it looks too big. Something needs to be done with the front <br />of the lot, but this it too big. Mr. Koberna questioned what would be on the back <br />lots. Mr. Halleen indicated that cars would be stored on the rear lots. Mr. <br />Koberna suggested that the lot would house two different car dealerships. One of <br />the neighbors questioned if the existing driveway on Dewey Drive would remain <br />when the new building is built. Mr. Suhayda indicated that it would be used for <br />trucks and customers. Mr. Koberna commented that the board could not address <br />driveways. We can only address the variances being requested. None of the issues <br />that the board needs to address is in the back of the lot. Dr. Smith Dorey <br />suggested that if the variances are denied the project stops here. Mr. Conway <br />remarked that that was not true, if the variances are denied they can move the <br />building further back onto the lot and eliminate the need for variances. <br />J. Maloney motioned to approve Halleen KIA of 27726 Lorain Rd their request for <br />variance 1123.12. Which consists of a new structure and parking lot and that the <br />following variances be granted, as amended and agreed upon: <br />1. A 65 foot variance for building front yard setback (code requires 75 feet, <br />applicant shows 10 feet) section 1139.07. <br />2. A 65 foot variance for parking display of inerchandise (Lorain Road) (code <br />requires 75 ft, applicarit shows lOft) section 1139.07. 3. A 65 foot variance for parking (code requires 75ft, applicant shows lOft) <br />section 1139.08. Which is in violation of Ord. 90-125 sections 1139.07 and <br />1139.08. The motion was seconded by, R. Gomersall and unanimously approved. <br />Variances Granted. <br />13
