' <br />The proposed expansion will result in a ratio between parking spaces and total floor area which <br />does not comply with the requirements of the Zoning Code. The owner will seek a variance from <br />the City of North Olmsted to permit the planned expansion and a reduced parking ratio. <br />Local Code Requirements for Parking <br />Chapter 1161 of the Zoning Code establishes parking requirements for uses in all districts. <br />Section 1161.05(w) establishes pa.rking requirements for mixed use commercial developments: <br />Business (Larize Unit Develoumenl <br />The following schedule shall apply if a development comprises 12,000 square feet or more of building <br />area and includes a combination of the following uses: <br />(w) All types of retail stores, 6.5 per 1.000 square feet of floor area (emphasis added) <br />offices, services, eating places, <br />bars, taverns, etc. . <br />Parking requirements for smaller, presumably single-use developments, aze addressed in Section <br />1161.05(0), (p), (q), (r), (s); (t), (u), and (v). With the exception of the parking requirements for <br />"eating places, bars, taverns", the requirements for those single use developments are all <br />significantly less than the collective requirement for a"large unit development".
