w ?
? .?
1. A 300 foot variance for accessory structure (code permits 200 square feet, applicant
shows 500 square feet), section 1135.02 (d)(1).
- 2. A 2 foot height variance for height of structure (code permits 12 feet, applicant shows 14
foot), section 1135.02 (d) (3). This will be a second storage building on the property. Which
is in violation of Ord. 90-125, sections 1135.02 (d) (1) and (d) (3). With this motion the
accessory structure is not to be used for storage of automobiles. A new plan shall be drawn
to scale and shall be sufficient in clarity to indicate the extent of work to be done prior to
issuing a building permit. The motion was seconded by J. Konold and unanimously
approved. Variances Granted.
6. Donald & Francine Dickson: 5907 Columbia Rd,_
Request for variance 1123.12. The proposal consists of renovation and addition to existing
garage. The following variances are requested:
1. A special permit to add to a non-conforming building (1165.01)
2. A 2-foot 10-inch variance for height of garage (code permits 15 foot, applicant shows 17
foot 10 inches) sections 1135.02 0(1).
3. A 852 square foot variance for size of garage (code permits 750 square foot, applicant
shows 1602 square foot (section 1135.02 OO (1).
4. A variance to construct an accessory building prior to the construction of the permanent
dwelling, section 1135.02
Which is in violation of Ord. 90-125, sections 1135.02 and 11'35.02 (c ) (1).
NOTE: Originally heard by the Board of Zoning Appeals May 4, 2000 and denied. 1.
Request has been reduced by more than 25%. 2. Variance for height is for height on new
addition to match existing structure, and 3. New configuration of garage would be 893 square
foot smaller than present garage.
Chairman Gomersall called all interested parties forward to review the variances requested.
The oath was administered to Mr. & Mrs. Dickson, the owners, Mr. & Mrs. Jack and Miss.
Hochhauser each concerned neighbors who came forward to review the proposal. Mr.
Dickson suggested that the proposed addition would now be 20 feet from the property line.
The total square footage of the addition, has been reduced by 800square feet. They want to
modify the garage so it can accommodate their travel trailer. Mr. Gomersall questioned if the
audience members had seen the new plans. Mr. Jack indicated what he believed the
applicant to be doing on the second- proposal. He questioned what structures would be
removed and what the height of the new garage would be. 1VIr. Dickson indicated that the
height of the new garage would be the same as the existing garage height. Mrs. Jack
suggested that she didn't understand the roof height of the existing stntcture. She questioned
how the new structure could be as high as the existing structure, when the existing structure
height was over code. Mr. Gomersall indicated that the height of the existing structure
existed before the new code was put in place therefore the existing height is grandfathered.
Mr. Jack questioned what temporary structure would be put in place until the garage is
finished. Mr. Dickson remarked that there would be no temporary structure put in place they
will just leave the existing bay in place until the new addition is completed and the
belongings can be moved to the new structure. Once the addition is done the existing bay
will be removed. There was some confusion over variance request number 4 so Mr. Conway
clarified the 4th variance request.
