<br />very long frontages on two of North Olmsted's heaviest traveled routes and has inverted the site which
<br />mandates the kind of setbacks CVS is requesting. All the Board Members indicated that CVS had done a
<br />great job. Mr. Kremzar questioned if there were any variances for the exit coming out of the drive
<br />through. Mr. Zunmerman indicated there is a 10-foot minunum setback for a drive through off of a
<br />property line. The variance requested is needed after the drive tapers off towards the end. Mr. Gomersall
<br />questioned if the driveway was wide enough. Mr. Zimmerman indicated the drive through is a one-car
<br />lane and is a one way loop. Mr. Gomersall indicated the drive through lane looks tight. Mr. Zimmerman
<br />indicated the drawings are deceptive. Mr. Kremzar questioned the width of the drive through la.ne. Mr.
<br />Zimmerman replied °twelve foot, full width° and indicated that the Traffic Engineer found the lane to be
<br />acceptable. Mr. Gomersall indicated that request numberl l(an 11 ft. var-iance) should be a 6 ft. variance
<br />request. Mr. Conway questioned whether the Board had received a memo regarding the separate lot that is
<br />creating a variance for the rear of the buildulg. Mr. Gareau indicated he had received the memo. Mr.
<br />Conway indicated it was zoned residential, was previously used for parking, and is still being used for
<br />parking. He commented that apparently there are no intentions of combining the lots and he wondered if
<br />there could be any legal issues down the road. Mr. Gareau questioned if the lot was split zoned. Mr.
<br />Conway indicated that if CVS were to combine the lots, it would be split zoned. Mr.. Gareau
<br />recommended CVS leave the two lots separate. He sees more problems legally if you combine the two
<br />lots. No further comments were made. _
<br />J. Konold motioned to grant CVS Pharmacy; 27713 Loraul Road their request for variances (1123.12), as
<br />writteii, which consists of demolition of three eYistnlg buildings and the construction of a new 10,125
<br />square foot retail pharmacy and the following variances be granted:
<br />1.) A 63 foot variance for building front setback, (code requires 75ft, applicant shows 12ft.), (1139.07).
<br />2.) A 40 foot side yard variance for (building side east), (code requires 50ft, applicant shows lOft),
<br />(1139.07).
<br />3.) A 50 foot side yard variance for drive-through canopy only (building side east), (code requires 50ft,
<br />applicant shows Oft), (1139.07). - -
<br />4.) * A 36 foot variance for rear yard setback, (code requires 5 Oft, applicant shows 14ft), (1139.07).

<br />Which is in violation of Ord. 90-125 sections, (1139.07) and (1161.10 B). Note: * not applicable if lots
<br />are consolidated. The motion was seconded by J. Maloney and unanimously approved. Variances
<br />Granted.

<br />North 0lmsted United Methodist Church, and neighbors, Andrew and Elaine Szaniszlo and Mr. Joslyn
