?. <br />Mr. Gomersall called all interested parties forward to review the variance requested. Mr. Steve Sprowl, ' . <br />Chi Chi's Regional Manager, came forward to review the proposal. Mr. Sprowl indicated that Chi Chi's <br />obtained approval for everything except the portico and it was originally proposed to be blue, but the <br />Pla.nnuig Commission liked the color Tomatilla better. Mr. Gomersall indicated that the Board was not <br />present to discuss the color, the Commission is here to discuss the Special pernut that Chi Chi's has <br />requested. The Architectural Review Board will review the proposed colors. Mr. Sprowl indicated he has <br />one of the remodeled stores in his district and never had to go through tlus formality of ineetings. Mr. <br />Conway indicated that due to the eYisting setback of the structLire, Chi Chi's has expanded the entry and <br />created tlus request for a special pernut. Mr. Kremzar questioned if it had already been completed. Mr. <br />Sprowl replied "no sir". Mr. Conway indicated that there had been no objections raised by the Planning <br />Commission regarding the portico. Mr. Gomersall inquired if the Board or audience had any concerns or <br />questions. No comments were made. <br />W. Kremzar motion to grant Chi Clu's Restaurant of 26410 Great Northern Shoppmg Center their request <br />for special permit 1123.11. Which consists of remodeling the existing entry trellis with new entry portico <br />and that the following pemut be granted: A special pernut to add to a non-confornung building. Which is <br />ui violation of Ord. 90-125 section, (1165.02). The motion was seconded by J. Konold and unan.imously <br />approved. Variance Granted. <br />7. A& J Electric Cable: 31382 Industrial Parkwav: <br />Request for variance (1123.12). Proposal consists of a 15' X 50' fence enclosure. <br />The following variances are requested: <br />l. A 10 foot variance for side yard setback, (code requires 20ft, applicant shows lOft), section (1145.07). <br />2. A variance to store empty wooden spools & pallets outside the building, prior to removal by Trash <br />Company. Which is in violation of Ord. 90-125 section, (1145.09 H). <br />Mr. Gomersall called all interested parties forward to review the variances requested. Mr. Gary Magyar, <br />Manager for A& J Electric Cable, came forward to review the proposal. Mr. Gomersall questioned if A <br />& J Electric Cable was moving from its existing site. Mr. Magyar indicated °yes". Mr. Gomersall <br />questioned if the variances were for the new proposed site. Mr. Magyar indicated "yes" and that A& J <br />would like to move to the northern end of Industrial Parkway that is tucked back along the tree line. Mr. <br />Gomersall indicated that A& J urtended to put up a basket weave privacy fence and questioned the height <br />of the fence. Mr. Magyar indicated the fence would be 10-feet high. Mr. Gomersall indicated the picture <br />of the fencing was deceiving and does not look 10-feet high. Mr. Magyar indicated that the drawing was <br />what was given to hun from the fencing company. Mr. Gomersall indicated that the Board of Zoning <br />Appeals and every other Board has been against having outside storage in that area. He indicated he visited <br />the site and noticed the walls were presently stacked up with cable reels. The cables didn't appear to be out <br />of sight. He suggested erecting a building to store the empty reels. Mr. Magyar indicated that A& J <br />Electric Cable presently has operations in numerous states and they serve the Telecommunications market. <br />He indicated that all A& J Electric Cable handles is cable. They just signed a large contract with <br />Ameritech, which is the reason for the expansion and storage. He commented that A& J. Electric Cable <br />needs to triple its space and manpower. The spools arrive and leave quickly. Mr. Gomersall questioned <br />where the spools would be stored after delivery. Mr. Magyar indicated the full spools are stocked inside <br />the building. Mr. Gomersall questioned where the spools were delivered to on the site. Mr. Magyar <br />indicated in one of the four bays in the rear of the building. Mr. Gomersall questioned where the truck was <br />going to pick up the empty spools. Mr. Magyar replied in the back on the side. Mr. Gomersall questioned <br />if the area was paved. Mr. Magyar indicated "yes". He indicated the truck wouldn't back right into the <br />area onto the grass. Mr. Gareau commented that since there isn't much industrial development, what are <br />the provisions of the Code dealing with the product by-product, or manufacturing relative to temporary <br />storage outside of a building. Mr. Gomersall indicated the Board does not pernut storage outside the <br />buildings. Mr. Conway reviewed that the City has made many companies build structures, including a <br />general contractor who provided enclosed areas for storage. He suggested he was at a disadvantage, when <br />6
