1 <br />stucco on the upper facade and masonry at the bottom. The aluminum storefront glass will be a <br />clear anodized finish instead of the green like Babies R Us. There will be a canopy over the <br />doorway projecting 5 to 6 feet from the door to protect the patrons. Mr. Ports was under the <br />misunderstanding that the architectural review board agreed to stucco on the side of the buildin?. <br />He suggested that they compromised by 5 to 6 feet so the building will not have the appearance of <br />stucco from a distance. The second meeting the architectural review board addressed landscaping <br />drawings, which they have approved with minor modifications that we have agreed to do. Mr. <br />Zergott requested that there be low planting, trees along the entrance drive, along the side of the <br />gas station and low planting into the islands and to repeat the landscaping that is next to the <br />Babies R Us. He also requested that the dead landscaping and trees along the fence be replaced. <br />There was a question regarding the rear fence being replaced,or fxed. The Forester looked at the <br />fence and agreed with the Planning Commission that the entire fence should be replaced. It will <br />be replaced with a new board on board fence. Mrs. O'Rourke questioned if the fence would be <br />new along the back on1y. Mr. Ports indicated that the rear and side fences would be replaced with <br />new board on board. The architectural review board reviewed the front building three tiines. The <br />new plans before the board tonight are basically the same as the first ones with minor changes. It <br />is an all masonry building, which will be a light brick color on all four sides of the building. At the <br />request of the architectural review board, columns were added to each of the corners as well as <br />intermediate columns. There will be awnings on all four sides of the building. There has been <br />masonry detailing and vertical stripes added to the columns. The building was lowered by a foot <br />and kept the columns up high to break up the elevation. The roof top units will be screened from <br />view so they will not be seen from the roads. The front will be an all glass front and serve as a <br />multiple tenant building. Mr. Koeth asked to see samples of the materials that will be used on <br />both buildings. Mrs. O'Rourke questioned the size of the new building interior. Mr. Ports <br />believed that it would be 4,500 square feet. Mr. Koeth questioned what type of awning fabric <br />would be used. Mr. Ports indicated that they would be using cloth, but would like to use metal if <br />they could find them. Mr. Koeth questioned if the canopies would be backlit. Mr. Ports indicated <br />that they would not be backlit, but may have lights that are not translucent. Mr. Koeth <br />questioned what size the pole lights would be. Mr. Ports indicated that the pole lights in the <br />parking lot would be reconfigured, as another row of lights will be added. The height will be a <br />30-foot pole with 250 watt halide lights. Mr. Hreha questioned if the heiaht of the poles would <br />be the same as what they presently are. Mr. Ports suggested they would be similar. There will be <br />wall packs on the sides and in the back of the building for security. There will be about 3 wall <br />packs which will be lower then the trees so they do not reflect into the neighbors hoines. Mr. <br />Koeth questioned if the applicant had a photometric plan for the lighting. He suggested that the <br />board would not want to see the pole lights any higher then 25-feet high. Mr. Rymarczyk <br />suggested that an ordinance that was in the process of being adopted states that pole lights could <br />not be higher than the 25 foot maximum. He sugjested that Mr. Tallon would like to see the pole <br />height not be any higher then the height of the building itself. NIr. Asseff believed that with the <br />current grade the pole lights would be 38 feet high. Mr. Koeth indicated that the lights have to <br />read zero at the lot line. He cortunented that the light poles are too high and the board would like <br />to see the lights no higher then 25 feet. Mr. Ports agreed to have the pole lights no higher then 25 <br />feet hiah and to make sure that the light readings at the lot line read zero. Mr. Rymarczyk <br />questioned who would review the new photometric plans and what size lights the board wanted to <br />see used. He further questioned if the applicant would continue to go before the Board of Zoning <br />and Development without the photometrics approved. Mr. Hough indicated that the wattage of <br />the lights is 250 watts. Mr. Koeth announced that the applicants needed to submit a photometric <br />2
