Koeth motioned to approve Developers Diversified Realty (Babies R Us); 26520 Lorain Rd. <br />Which consists of enlargement of the vacant room (adjacent to Babies R Us) with a mailing <br />address of 26518 Lorain Road. In addition, a 4,500 square foot building which will include <br />parking and landscaping, address 26532 Lorain Road. With the following stipulations, the <br />parking lot plans will show light fixtures no higher than ZS feet high and the photometric readings <br />will read zero at the lot line. This approval is subject to the Planning Commission Chairman <br />signing off on the plans once they are submitted. The motion was seconded by W. Spalding and <br />unanimously approved. 1Vlotion Carried. <br />4. Developers Diversified New Building (Next to Tony Roma's): PP# 235-27-009: <br />Proposal consists of a new 5,400 square foot building with parking and landscaping (next to Tony <br />Roina's). Note: l. Planning Corrunission reviewed this proposal at their 9/26/00 meeting. 2. The <br />Board of Zoning Appeals granted variances on 11/2/00. 3. The Architectural Review Board <br />reviewed this proposal 10/18/00. <br />Vice Chairman Koeth called all interested parties forward to review their proposal. Mr. Ports and <br />Mr. Hough were present to review the proposal. Mr. Ports indicated that the only changes the <br />Architectural Review Board requested to this building was to raise the arches on three sides of the <br />building add a canopy and show the courtyard elevations. The Architectural Review Board <br />requested a more detailed landscaping plan be submitted showing more landscaping in the <br />courtyard as well as adding trees with up-lights to give .the area atmosphere. Additional <br />landscaping has been added to the service area as well. The parking is now head-in parking as <br />requested by the Planning Commission. The variances were granted for the trash enclosure and <br />building setback. Mr. Koeth questioned if the parking issue had been resolved. Mr. Ports <br />indicated that the Board of Zoning Appeals granted them all their variances required. Mr. <br />Spalding questioned if there would be a grass area to the east of the building. Mr. Ports indicated <br />that was correct. There was a brief discussion as to whether or not a parking easement was <br />required, but developers owned both parcels and is the Iandlord therefore an easement is not <br />required. Mr. Koeth questioned if there would be any pole lights added to the area. Mr. Hough <br />indicated that there would be a couple of pole lights added, but they would match the existing <br />lights in Tony Roma's parking lot. <br />R. This submission is pending lot <br />consolidation. 2). Variances are required. <br />Vice Chairman Koeth called all interested parties forward to review their proposal. Mr. Suhyda, <br />the architect, came forward to review the proposal. The project is new but similar to the existing <br />Iot on Dewy and Lorain. It will be a 2,400 sq. ft. new car showroom, the lot is 1.75 acres and the <br />building will be 50 feet from the right-of-way. There will be a display area in the front along <br />3
