J
.?k
R. Tallon motioned to table Developers Diversified (Home Depot): PP# 235-27-001 and Oll
until the next regularly scheduled meeting. He would also like the fire department to look at the
proposal and give their thoughts on the fire safety area and also the traffic engineer to look at
the pedestrian and vehicular tra.ffic. S. Asseff seconded the motion. Unanimously approved.
3. Stones Quarters; 30993 Lorain Road:
Proposal consists of expanding existing stockyard.
Mr. Tallon called all interested parties forward to review the proposal. Mr. Scott Miruuck, the
owner, came forward to review the proposal. Mr. Minnick commented that _the existing
building is up on Lorain Rd. and the existing stockyaxd is behind it. They have held 90 feet off
the property line because of the residential area behind them. They have tried to leave a buffer
between the homes and Stone Quarters which is a wooded area. A 6-foot board on board fence
surrounds the stockyard. The fence acts as a sound buffer and it collects dust as well. Mr.
Koeth questioned what would be stored in the expansion. Mr. Minnick replied palletized
materials. They sell uni-lock paving stones and they also sell a lot of natural stone that comes in
on pallets. Mr. Tallon commented that he noticed pallets stacked up in one of the pictures and
doesn't want thenn stacked up above the fence. 1Vlark Krazuski of 30898 South Court came
forward to comment the proposal. He is concerned with the noise and dust pollution from all of
the rocks. He bought his house three years ago when Stone Quarters was first starting out. His
bedroom window stares out over their stockyard when the leaves are gone. Most of the big
trees that are. maple and oak are in the axea, which Mr. Minniek plans to expand on. Mr. Allan
questioned the pollution complaint. 1V1i-. Krazuski explained that most of our weather flows
from west to south east and as that flows it picks up the dust from the stockyard and takes it
toward his home. Mr. Tallon commented that the owner of the property does have the right to
develop that property. Mr. Koeth questioned if there is a possibility to save trees will he save
the trees. Mr. Minnick explained that the whole buffer line is a wooded area. Arnold Palmett, a
resident that lives directly behind Stone Quarters, came forward to comment on the proposal.
He suggested that his complaints were very similar to Mr. Krazuski's. There is a forklift that
beeps loud when it backs up. He would also like to see Mr. Minnick keep some of the trees;
maybe they could just work around them. George Nashar of 6710 Louann Dr., Councilman
Ward 3, came forward to comment. With respect to the residents that live adjacent to this
proposed site he would like to see Planning Commission put a buffer in there so the residents
would have some protection from either the noise or the dust they are experiencing right now.
Mr. Tallon questioned if the first part behind the building is concrete and then there is crushed
stone and the new development will be crushed stone also. Mr. Ivlinnick replied that is correct.
Mr. Ta11on questioned black topping the new development to keep the amount of dust to a
minimum. Mr. Minnick commented that the closest neighbor has a pool and his concern five
years ago when they first came through was dust getting into his pool. He has riot had a
complaint since then. Mr. Tallon suggested lining the fence with some typ e of large dust
collecting trees that are green all year round. Mr. Tallon questioned if they water down their
stock at a11. Mr., Minnick rephed no because there has not been a need to. They have a forklift
and he found the volume control and turned it down. If he turns it off all the way he is afraid of
running over a kid or something and loosing the business.
5
