, t <br />are also proposing to relocate one of the trees that is currently in the green space behind the Tony <br />Roma's building, the tree in between Tony Roma's and the drive-through bank closest to <br />Brookpark Rd. the large tree will remain and they will relocate one of the trees out in the Tony <br />Roma's green area. They have met with the city forester, Dave Wendell, and looked at <br />potentially saving some of those trees that exist there today. Mr. Hough then commented that <br />NIr. Wendell told them only one tree is salvageable. They plan to replace all dying or dead trees <br />as well as add more landscaping. They have met with Tony Roma's to discuss their proposal and <br />they asked Mr. Hough to have the cominission consider joining the driveways along side the <br />building. Tony Roma's has their own separate parking field presently and Home Depot is <br />proposing their own separate parking field, but maybe they could join the two parking field <br />closest to the buildings. Tony Roma's has also asked Home Depot to extend the current <br />landscaping to make it all one landscape bed. They will have 646,000 square feet on 55 acres <br />after these two proposals are added in, which results in a 26.9 percent coverage calculation and <br />the city requires a 25 percent coverage requirement so variances will need to be requested. As <br />far as parking goes they have 1,992 actual parking spaces, Mr. Conway pointed out to them 33 <br />spaces they missed behind the HomePlace building, and on the southern side they have 711 <br />spaces. They are proposing to add 130 spaces to the parking lot. Currently 32 spaces are land <br />banked behind the JoAnn Fabrics building and share 622 parking spaces they share with the <br />mall. Total spaces are 3,552 parking spaces allocated to their development and 3,363 required so <br />200 more parking spaces when you add the easement area from the mall together with their <br />actual and proposed parking. Mr. Dave Ports came forward to review the landscaping and <br />materials being used more in detail. The proposed building is the same height and proportion as <br />the Tony Roma's building. The building is all masonry, which is a light color for the upper <br />faceious and a brick red color for the lower faceious. There will be a red awning and signs. <br />Detailing and colors will be consistent with the what was done at the plaza building. Propose a 1 <br />to 1 replacement for the trees. Providing additional landscaping at the Tony Roma's patio area <br />and they have pulled the building as far away from the Tony Roma's patio area in order to make <br />that space larger. There is an existing tree at the north side of the patio area that they do want to <br />maintain, it is tight to the building but they feel they can maintain that tree given good screening <br />between the patio and street. The dumpster enclosure along Brookpark Rd. is a white painted <br />concrete enclosure, which they plan to add on to with the same height and materials as the <br />existing enclosure. The rear portion of the building is a service area for the tenant. There is an <br />existing tree line along the sidewalk along Brookpark which is missing some trees, which they <br />will fill in with the same species as the rest of the trees. Mrs. O'Rourke questioned if the <br />awnings and the coloring would be Tony Roma red or Home Depot orange. Mr. Ports answered <br />red so it is not matching the plaza building. They are a contemplating a metal awning so as it <br />does not fade with time. Mrs. O'Rourke questioned the lighting on the building. Mr. Ports <br />replied there would be under-canopy lighting, to light up the store fronts, the parking lot lighting <br />will probably end with two additional light poles to the submitted lighting scheme. Mr. Spalding <br />questioned what the proposed use for the building would be. Mr. Ports replied strictly retail. <br />NIr. Spalding commented that the developers have a fair amount of land to the east of this <br />property and inquired if that would be developed in the near future. Mr. Ken Fisher replied that <br />the land was not owned by Developers Diversified. They have 10 feet to the east of their <br />building and from then on the property is owned by the mall. Mr. Ta11on questioned what could <br />they do to make the dumpster enclosure look similar to the other dumpster enclosure. Mr. Ports <br />replied that they could apply some sort of a tile surface or pattern to it but would rather just <br />2
