? <br />r <br />v <br />Mr. Tallon called all interested parties forward to review the proposal. Mr. Doug Trowbridge, <br />the owner and operator of Donut Connection, came forward. Mr. Trowbridge commented that <br />his children do the operations anymore and he tries to stay in the background as much as <br />possible. They are looking to open another retail facility with baking capabilities. As far as he <br />understood there are no problems with retail or drive through as well as baking for that location. <br />The question came up, when he said they would be baking for that location as well as their other <br />North Olmsted store and probably their Fairview store as well, as to will it be retail or <br />manufacturing. Mr. Trowbridge then commented that they are classified as a donut shop and not <br />a bakery, they are using a mix and then preparing the donuts while a bakery typically does it <br />from scratch. He does not know of a donut shop that does not produce donuts for schools, <br />satellite locations, and churches. They are no different from any pizza place that makes pizzas, <br />delivers them and sells them. They are presently baking in four of their locations, they take <br />delivery out one time a night. Mr. Tallon questioned when they would be shipping out the <br />donuts. Mr. Trowbridge replied that the shift starts at four in the afternoon and they are done by <br />midnight. The truck leaves to deliver at around 10 or 11 at night and returns at 5 or 6 in the <br />morning and sets until that evening. They only have one delivery coming in per week, in <br />addition to a Pepsi truck that comes once every couple of weeks. Mr. Hreha questioned if they <br />would be loading from the back of the building. Mr. Trowbridge commented that there is a dock <br />back there which would only be used if the box truck with the power lift somehow broke down. <br />Mr. Spalding questioned if the drive through window is only for retail costumers. Mr. <br />Trowbridge replied that's correct. Mr. Asseff questioned what the store hours would be. Mr. <br />Trowbridge answered they will open at 5:00 a.m, and close at around 11:00 or 12:00 at night. <br />Mr. Spalding questioned if they would stop baking at their other locations. Mr. Trowbridge <br />replied yes that is their plan. Mrs. O'Rourke questioned if they have booths and counter space at <br />the new location. Mr. Trowbridge replied yes, there will be 6 counter seats and then there will <br />be 3 four-man booths. This will be a non-smoking store. Mr. Conway commented they would <br />have baking going on in that location to support that location as well as supporting other <br />locations. There is a variance for conducting business activity in the setback because it is a <br />corner lot. - Susan Smith a resident of North Olmsted also an employee of OSV Productions, <br />came forward to comment on the proposal. Ms. Smith commented she is here on behalf of the <br />owners of the OSV property, and they wanted the Planning Commission to know that they are <br />very enthusiastic about the prospect of having the Donut Connection and they feel it would really <br />enhance the area. It is a residential area and there has been a lot businesses there but they feel <br />that the Donut Corinection would really.fit in. Mr. Conway commented that the conflict is <br />accessory use, a donut shop is permitted. Mr. Dubelko questioned where does it state that the <br />accessory use have to be only limited to the site. Mr. Conway replied in the definitions on page <br />29, section 1115.10 F. W. Dubelko commented that he doesn't know that is a problem but the <br />definition of accessory use shall in some way serve the principal use and shall be located on the <br />same building lot. Mr. Asseff commented that there has to be a limit for the amount of donuts <br />that this place would be able to produce, obviously they won't be producing for all 12 of their <br />stores out of this one store, and that's what the commission is afraid of is that this would turn into <br />the donut central for the whole west side. Mr. Koeth questioned how many stores will they be <br />supplying. W. Trowbridge replied that the Fairview store does about 400 dozen in the same two <br />kind of fryers that he is showing in the new building. Typically the donut shop used to bake <br />twice a day, but over the years donut sales have declined as far as the amount of them they sell. <br />They are not selling the dozens that they sold ten years ago, and that's why shops get into <br />8
