Tallon instructed <br />the developer to put the dumpster in front of the building during construction. Nlr. Fisher <br />indicated that developers diversified would accommodate the residents. Mr. Tallon questioned <br />if there was a sign posted on the back of the building regarding loading and trucking ordinances. <br />Mr. Spalding answered that he saw an ordinance sign on the building. Mr. Tallon questioned if <br />the addition would match the existing building materials. He questioned what the elevation of <br />the proposed tenant sign was. Mr. Ports indicated that the height would be the same as Babies <br />R Us. The height of the building, the entrance and canopy will all be the same. Nlr. Tallon <br />questioned what type of material would be used on top of the new addition. Mr. Ports indicated <br />that the top of the building would be E. F. I. S. to match the existing one. The building on the <br />front lot will match in color the brick and use a C M U unit and it is a colored concrete block. <br />The awnings will be canvases but they are looking at a metal canopy. Mrs. O'Rourke <br />questioned if the awnings would be backlit. Mr. Ports indicated that the awnings would not be <br />lit up. Mr. Conway indicated that the west side of the building showed dominions of 62, 7 <br />which would allow 90 degree parking and it is currently angled in such a way that it directs cars <br />to the back of the building. Nlr. Conway questioned if the City would need documentation <br />showing the easement changes, or if the landlords just addressed it themselves. Mr. Dubelko <br />indicated that if there was any concerns for documentation the worry would be on the owners. <br />He did not feel that matter was a city. issue. <br />R. Tallon motioned to approve Developers Diversified Realty. (Babies R US) of 26520 Lorain <br />Rd. which consists of adding an additional 19,139 square foot addition to the existing Babies R <br />Us building, and building a 4,500 square foot building on the south front lot. With the addition <br />that the fence along the entire back should be replaced. During construction, the dumpster will <br />be located in front of the building. The construction project will comply with the city <br />ordinances regarding trash pick-up. The loading dock area is to be constructed out of the same <br />material as the plaza. The parking on the west side of the building is to be angled 90 deDrees. <br />The proposal will be reviewed by the Architectural Review Board and will not have to return <br />unless they request major changes. The motion was seconded by, R. Koeth and unanimously <br />approved. Motion Carried. Note: The clerk announced the time and date of the Architectural <br />Review Board meeting and indicated that no further notices would be sent out. <br />IV. Ordinance 2000-81: <br />An ordinance creating new and revised sections 1136.04 and 1136.05 of chapter 1136 of the <br />Zoriing Code, Entitled respectively, "Permitted Buildings and Uses," and "Area and Density <br />Requirements". To permit golf course, and building associated with and/or related to the <br />operation of golf courses, as accessory uses in single family cluster (SFC) districts of the City as <br />amended. <br />9
